Total demand on the Budapest office market reached 163,390 sqm in Q2 2019, representing an almost equal amount of take-up compared to the same period of last year. New leases accounted for 42.7% of the total leasing activity, according to BRF’s latest figures.

Gross take-up on Prague’s office market in Q2 2019 amounted to 100,600 sqm, representing a 9% decrease on the previous quarter The Prague Research Forum announced the office market figures for the second quarter of 2019.

Colliers International Romania has been assigned to provide property management services for the office complex The Office in Cluj-Napoca, owned by Dedeman, the DIY store chain who marked their entrance on the real estate market in 2018 by acquiring The Bridge offices in Bucharest. Thus, the total portfolio managed by Colliers reaches almost 500,000 sqm: 210,000 sqm are located outside Bucharest, out of which over 100,000 sqm represent offices only.

Globalworth confirms the closing of the acquisition of two office buildings in Poland for a total transaction value of €113 million. Retro Office House in Wroclaw and Silesia Star in Katowice offer over 50,000 sqm of modern office space, and through the companies present in these properties add approximately 10,000 new employees and visitors to Globalworth’s Polish portfolio community, which is now 110,000 strong on a daily basis.

Parties to the largest lease transaction in the history of the Polish office sector included Golub GetHouse and Mennica Polska SA, investors in the Warsaw-based Mennica Legacy Tower and mBank, which ultimately leased 45,600 sqm of the investment. The building has been fully commercialised a few months before the completion of construction works.

Around 77% of Bucharest’s modern office space is within 10 minutes’ walking distance from a metro station, according to the latest data from Colliers International. The interest in office developments is still focused on northern and western locations, as the largest office deliveries by the end of 2020 will be near Aurel Vlaicu (73,200 sqm) and Politehnica (58,400 sqm) metro stations.

Atenor has signed an agreement, relating to the acquisition of a plot in the 11th district of Budapest, Hengermalom út 18., with an area of 5,711 sqm.

Skanska has sold its Nordic Light Trio office building in Budapest to JR AMC, a South Korean real estate investment trust. This is not only the buyer's first acquisition with Skanska, but it is also its first office investment in the CEE region after transactions in Vienna, Dublin and Paris. 

Local investment fund Trigea has acquired the Louvre office building in Prague 5. The property has around 4,600 sqm of leasable space with tenants including Swiss rail carriage manufacturer Stadler, Lukoil Accounting and Finance Europe and health insurance company VZP.

AFI Europe signed a non-binding letter of intent for the acquisition of NEPI Rockcastle’s office portfolio in Romania, with a total built area of approx. 170,000 square meters. AFI Europe will have exclusivity to conduct a due diligence in respect of the Class A office buildings with a total value of approx. €310 million.
