Rutkowski Group, a family-owned developer with over 36 years of experience, has purchased a plot at the junction of Daniszewska and Szlachecka streets in the Białołęka district of Warsaw. The site will house the company's first residential project in the capital, a four-storey building comprising 39 apartments with a combined usable area of approximately 2,000 sqm, four ground-floor service units and an underground car park. The developer has already obtained a building permit, with construction scheduled to begin in the first quarter of 2027 and handover planned for the turn of the second and third quarters of 2028.
Rutkowski Group has until now focused its residential development activity primarily in north-eastern Poland, with completed projects in Gdańsk, Białystok, Ełk, Suwałki, Pisz, Grajewo, Giżycko, Augustów and Węgorzewo, delivering 5,000 apartments across 35 estates. The Warsaw project marks the group's first venture into the capital market.
"Warsaw is a natural direction of growth for us. We have many years of experience delivering projects in various locations and we want to bring to the capital a model based on full control of the investment process. We have our own general contracting arm, which allows us to better control quality, the schedule and costs," said Kamil Rutkowski, president of Rutkowski Group.
The building's scale was designed to reflect the character of the surrounding area. Site amenities will include a playground, a storage room for prams and strollers, and rainwater retention infrastructure. The location sits directly adjacent to a bus stop served by lines 234, 314 and the night line N14, with two stops separating residents from a metro station. The Trasa Toruńska (S8) expressway also runs nearby, and the Kanał Żerański recreational area is within easy reach.
"The Warsaw project is the beginning of our plans for the capital market. We want to establish a long-term presence here rather than treat this as a one-off project. Białołęka is a district that is still growing and offers the opportunity to develop small-scale residential projects that genuinely respond to local demand. We are already in negotiations regarding the purchase of several more plots in Warsaw," said Kamil Rutkowski.
The Warsaw development will be delivered under the company's mid-premium residential approach, which the group refers to internally as PRIME, focusing on well-designed layouts and considered detailing rather than costly additions. Construction will be carried out by the group's own general contracting subsidiary, Rutkowski Construction.
