‘Big Box’ mainstream logistics assets continue to display strong fundamentals but with pricing pressures driving down yields and new themes emerging, other industrial sub-sectors now offer alternative opportunities to investors, according to a new report by Savills Investment Management.

Property investment trust Fortress, based in South Africa, has reached an agreement to purchase ELI Park 1, an industrial project in Buftea-Chitila, near Bucharest, for an undisclosed sum. The sellers of the 50,000 sqm project are Element Industrial and Pavăl Holding.

Italian asset and fund manager Generali Real Estate has acquired 7R Park Gdańsk II in Gdańsk-Kowale on behalf of its pan-European Generali Real Estate Logistics Fund (GRELF) from Polish industrial developer 7R for an undisclosed sum.

Union Investment and GARBE Industrial Real Estate jointly acquired the first logistics property for their “UII Garbe Logistik Fonds” investment fund. The seller is the Karimpol Group, a privately held property developer active in Eastern and Central Europe for over 30 years. It was agreed not to disclose the financial details of the transaction.

Industrial and logistics developer VGP recorded a net profit of €203.8 million in the first half of 2021. VGP announced its financial and operational results for H1 2021.

AIA Group Limited has formed a strategic partnership with GLP to invest in the global logistics real estate industry and related opportunities.

MLP Group has released consolidated financial results for the first half of 2021, showing revenue of PLN 97.6m, up 16% year on year, and net profit of PLN 166.5m, up 38% year on year. Equity (net assets) rose 24% in the first six months of the year, to PLN 1.5bn, with gross investment property having advanced by 16%, to PLN 2.7bn.

Hungarian developer Infogroup has completed the latest building in its Eastern Hungarian industrial complex in the Polgári Industrial Park, which it also operates.  The 4,500 sqm industrial/logistics hall is an extension to an existing 27,000 sqm project in the park.

Austrian company Karimpol Group officially launched the construction of the Squarebizz Bory project in Bratislava which will include retail, storage and office space. Peter Šmitala, Project Manager at Karimpol Slovakia talked to Property Forum about the project and the company’s future plans.

Panattoni has started the development of Panattoni Park Rzeszów Airport II, including an 11,300 sqm BTS project, which is being constructed for US firm BorgWarner. This US-stock exchange listed company produces vehicle powertrains and exhaust system subassemblies. The tenant is to start setting up its assembly lines before the end of the year, with the entire building to be handed over in February 2022.
