P3 Logistic Parks has begun construction of the first warehouse building at its new P3 Gliwice logistics park in Upper Silesia, Poland. The speculative development will offer 39,971 sqm of space, with approximately 1,900 sqm allocated to offices and staff amenities. The park is being built on a 19.2-hectare site acquired by P3 late last year, with scope to expand by a further 58,967 sqm under one roof, bringing the total planned lettable area to nearly 100,000 sqm.
"Starting construction of the first phase at P3 Gliwice marks an important step in delivering our growth strategy in Upper Silesia," said Marcin Gajewski, Senior Development Manager at P3 Logistic Parks in Poland. "Our decision to develop speculatively reflects P3's flexible approach and our commitment to providing modern infrastructure ready for occupation by tenants seeking large spaces tailored to their needs."
The building will have a clear height of 12 m and a floor load capacity of 7.5 T/sqm. It is designed for a fire load exceeding 4,000 MJ, with a sprinkler system compliant with NFPA 13. The facility will also feature a building management system, energy-efficient LED lighting with DALI controls, electric vehicle charging stations and substantial reserve electrical capacity for tenants with high power requirements. On completion, the building will be certified BREEAM Excellent.
P3 Gliwice is located west of the Katowice conurbation, with a direct connection to the A4 motorway and convenient access to the A1 motorway. Its proximity to the Gliwice-Sośnica interchange, one of Poland's key transport hubs, positions the park as a base for both domestic distribution and international trade. P3 is a long-term investor, manager and developer of European warehouse properties with more than 10.2 million sqm of assets under management, operating across 11 countries and headquartered in Prague.
