The total stock of SBU (Small Business Units) / LML (Last Mile Logistics) space in the CEE-15 countries accounts for over 3 million sqm, but the development of this market is not evenly spread in this region. The largest amount of space is located in Poland (circa about 2 million sqm), reveals a new report by Colliers.

Accolade Group plans to invest over CZK 6 billion in the Karlovy Vary Region. Accolade's portfolio currently includes two industrial parks near Cheb with a total of five buildings and thirteen tenants. Three more buildings are in preparation or under construction in Cheb. So far, the group has financed the development of approximately 250,000 sqm of industrial and logistics space in the area, the value of which exceeds CZK 5 billion.

Development company Antracit is launching a series of projects in several cities in the Czech Republic and Slovakia. It is preparing a mixed-use rental project in Ostrava, an office and apartment project and a rental project in Pilsen. A mixed-use rental project is also being prepared in Žilina and another rental project in an industrial area in Prešov, the company announced. 

Warehouse developer LCube has started preparations for the implementation of his next investment. In Mszczonów, on a plot of approx. 8 ha, a facility of approx. 35,000 sqm is to be built.

Industrial parks built five or ten years ago are as good as new facilities in many respects. Constructed in prime suburban and well-connected locations, they continue to be upgraded. Most importantly, however, they offer ready-to-occupy and relatively competitively-priced warehouse space, says Michał Kozar, Associate, Industrial and Warehouse Department, Newmark Polska.

Ivan Lokere, CEO of Alinso Group, spoke to Property Forum about the company's expansion plans on the Romanian market and the development plans for its PWP Bucharest North project. He also outlined the sectors that drive demand for industrial spaces.

CTP has delivered a built-to-suit warehouse spanning 35,000 sqm in CTPark Mogoșoaia, near Bucharest, for pharmacy chain A&D Pharma – Dr. Max Group. 

The modern stock of industrial spaces in Romania reached 5.9 million sqm in the first semester of 2022, with 500,000 sqm under construction and 44% of this volume already pre-let, according to a report by real estate consultancy CBRE.

Investment into the European logistics real estate market remained strong in Q1 2022 and experienced a y-o-y growth of 19.6%. The growth of 28% above the five years average has experienced the leased warehouse space. The biggest change occupiers anticipate as a result of the pandemic is the shortening, or reshoring, of supply chains to mitigate risk. Also, the war in Ukraine and China´s lockdowns has driven the demand to record levels, indicates Savills in their last European Logistics Outlook published today.
