Over the past year, many residential markets in CEE that have historically depended on credit buyers, have experienced a significant slowdown. This is not the case with Serbia’s residential market which has been dominated by cash buyers. At the same time, the local commercial real estate market also remains attractive to foreign investors, especially for the development of logistics and industrial facilities. These are just some of the conclusions of last week‘s Balkans Property Forum 2023, organised in Belgrade by Property Forum.

Panattoni is expanding its portfolio within the boundaries of Łódź. The developer has started the construction of the first hall within Panattoni Park Łódź West II, which will occupy 70,630 square meters. Almost half of this space will be taken up by Rohlig SUUS Logistics.

Apart from the Northeastern part of Hungary, home of many developments of Infogroup, Southern counties also have huge industrial potential which should be materialised, says Ádám Székely, Managing Director of Infogroup. Property Forum asked him about the ways and risks of warehouse and logistics developments in the country.

Contera has deepened its cooperation with Valeo. At Contera Park Prešov in Slovakia, where the French global company has been operating for a long time, it will expand its premises by another 11,000 square metres, reports the online magazine systemylogistiky.sk.

APB is planning a residential development on its land in Plzeň. It wants to build a brand new district on the site of the former Slovany barracks for CZK 20 billion (€825 million). The company has already signed a memorandum of cooperation with the city, which will help to build a new kindergarten as part of its subsidies, writes the daily e15.cz.

Slowly, the residential market should "normalize" and the classic buy/sell market will revive again due to the reduction of interest rates, but this will not happen before the end of this year and the end of summer 2024, explained in an interview for Property Forum Tereza Kouklová, Managing Partner at SFG Holding. 

Warimpex has opened its third office building in Kraków, the Mogilska 35 Offices. The taxonomy-compliant property has 11,900 sqm of space, is located in the immediate vicinity of the city centre and is named after its address on Mogilska Street. There are also Warimpex office buildings at numbers 41 and 43, which are fully occupied. Mogilska 35 is already almost half let and also offers flexible coworking options.

Alto Real Estate has presented the shape of the Florian Residence residential project, which is being built on a brownfield site in the centre of Bratislava's Old Town. In the first phase, 73 apartments will be available. The construction is then preliminary scheduled to be completed in 2025. 

Ján Krnáč, Executive Director of Cresco Real Estate, talked to Property Forum about the opportunities in the Czech and Slovak residential market. He also explained the “rent to own” scheme developed for those not able to afford a mortgage right now due to the higher interest rates.

Panattoni has completed and officially opened a BTS facility for Vita Group, an international polyurethane foam manufacturer, within Panattoni Park Żary. The developer plans to expand the park by an additional 7,000 square meters, with the new space being adapted to the specifics of the future tenant's operations.
