Some of the historic heritage buildings are crying for conversion for commercial use in many cities across the CEE region. Property Forum asked Mihály Schrancz, CEO and founding partner of newly-founded development company Realis Development Plc., about the risks and special preparation for such projects.

LCube enters 2024 with projects planned on purchased plots with a potential of 100,000 sqm and has secured additional land of about 65 hectares, which will enable the construction of another 300,000 sqm of warehouse space. Negotiations are also underway regarding another 20 hectares, which the company intends to reserve by mid-year. This provides a cumulative potential for the realization of over half a million square meters.

The European Bank for Reconstruction and Development (EBRD) invested a record €1.3 billion in Poland in 2023. This beats the previous record of €990 million invested in 2022 and made Poland the EBRD’s third largest market last year.

Penta Real Estate has announced the results of the architectural competition held last year for a new building in Hybernská Street in Prague, on the site of the former post office building. Seven invited teams from the Czech Republic and Slovakia have participated in the competition.

The Construction Act in Slovakia has been in force for half a century, and this year will probably not be its last either. Vilnius-based developer Releven has announced the receipt of a construction permit for the Horizontai project on the right bank of the River Neris at 59 Lvivo Street. With an estimated cost of €220 million, the Horizontai project aims to shape the landscape of the Central Business District (CBD) in Vilnius.

After 15 years in the Polish market, HB Reavis is changing its business profile. From the beginning of this year, it will be limiting its property development business by changing to HB Reavis Investments and remaining the property manager of Varso Place and Forest. CEO Sebastian Proć will be replaced in the management of the company by commercial director Cezary Błaszczyk.

Plots with a total area of ​​4.5 ha at the intersection of Vajnorská and Odborárská streets in the neighbourhood of Istrochem in Bratislava were acquired by Penta Real Estate for an unspecified price in 2022. Through its subsidiary UNL, Penta has now submitted its investment plan to the authorities for an environmental impact assessment, reports DenníkN.

Marek Blaha, Head of affordable housing developer Dostupné bydlení České spořitelny, talked to Property Forum about the necessity of expanding the overall availability of housing in the Czech Republic. According to him, one of the strategies to solve such a problem could lie in augmenting the proportion of rental housing and this could be supported by the cooperation of banks, municipalities and developers.
