The Prague City Council has approved the investment preparation of the Project 5 in the Nové Dvory development area, bringing approximately 480 apartments.


The Prague Development Company (Pražská developerská společnost) can start working on obtaining all permits necessary to start construction of the project and prepare and announce a public tender for the design works contractor. „Project 5 is another part of the future center of Nové Dvory, which is located at Chýnovská and Libušská Streets. It will be primarily residential, and on the ground floor there will be non-residential premises primarily for civic amenities,” says Petr Urbánek, Director at Prague Development Company.

The new urban district of Nové Dvory is located on the border of Prague 4 and Prague 12. In May 2024, the Prague City Council approved a change to the zoning plan, significantly increasing the building capacity of the local urban land around the future Nové Dvory metro station. This will allow the 30-hectare transformation area to be used for the construction of up to 2,000 city apartments and a mised-use building above the metro station, which will offer space for housing, office, retail and community purposes. The new city district will offer home for up to 5,000 inhabitants and create up to 5,000 new jobs.

New leases

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.
  • Yareal Polska has expanded the commercial offering at its flagship SOHO mixed-use development in Warsaw’s Praga-Południe district, securing three new lease agreements totaling nearly 500 sqm of ground-floor retail space. The developer has strengthened its tenant roster by signing pet supplies retailer Maxi Zoo, ceramics workshop Alike Pottery Studio, and coffee distributor Unroasted.

New appointments

  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
