Cushman & Wakefield has summarized the first quarter of 2023 and trends shaping the Warsaw office market, which came third among key European office locations for take-up. The Polish capital is entering a phase of renewing leases made in the peak years of 2018-2019. Another positive development is the prospect of several new construction starts in the city’s central zones. According to Cushman & Wakefield, new projects will experience the strongest upward pressure on rents.

Baltic Horizon Fund has signed an agreement with East Capital Real Estate Fund IV to sell 100% shares of BH Duetto UAB which owns the Duetto I and II office buildings in Vilnius, Lithuania. The sales price of the assets is approximately €37 million, which is close to the latest valuation.

The investment panel at Prague Property Forum 2023 focused on investment opportunities and financing. While banks emphasized that they are ready to lend money, perhaps more cautiously, investors talked more about waiting for the right moment when investment opportunities appear. The great potential of the Czech market is mainly in the local money and local investors, which gives the market stability, participants agreed.

MOL Campus, the headquarters of the biggest company in Hungary, has already obtained a BREEAM Excellent certification. The complex offers 86,000 sqm of office and some retail space on 28 floors to host 2,500 staff. 

MLP Group is starting speculative construction of around 75,000 sqm of space in total at its three logistics parks. The space will be delivered as soon as later this year and early next year. All the projects will be BREEAM certified.

Colliers Poland has launched a new Energy Advisory service designed to provide clients with comprehensive advice on optimizing their electricity purchasing processes, selecting renewable alternatives, and building energy independence using their own sources. The practice will be led by Dariusz Chrzanowski, an expert with 15 years of experience in the energy market.
