Developer Crestyl has obtained a building permit for its Nová Amerika residential project in the Nové Sady district of Brno. The company is finalising the selection of a general contractor and expects construction to begin before the end of this year. Completion is anticipated by mid-2029, with total investment exceeding two billion CZK.
The project comprises four buildings with 243 units ranging from studios to penthouses. Inspired by New York architecture, the designs incorporate elements including Art Deco facades, industrial brick and steel detailing, and a rooftop communal garden. Architect David Chmelař, who has collaborated with Crestyl for more than twenty years on projects including Semerínky, Neugraf and DOCK River Watch, is responsible for the design.
"The building permit is a key milestone for us. We are finalising the selection of the general contractor and believe we will begin construction before the end of this year. Demand for housing in this project is strong: even before obtaining the permit, we managed to sell over 20% of the apartments," said Tereza Matějíková, sales and marketing director for residential properties at Crestyl. "Nová Amerika combines an exceptional location with high architectural standards. It is also the first Crestyl residential project in Brno for which we are pursuing BREEAM certification," she added.
The project will seek BREEAM certification, which assesses buildings across their full lifecycle, covering energy consumption, water management, materials, environmental impact and indoor comfort. Crestyl states that certification will give future residents assurance that the building was designed and constructed with lower operating costs, a smaller ecological footprint and higher living comfort in mind.
Nová Amerika is situated adjacent to the historic Malá Amerika building and is positioned at the entrance to a newly developing district of Brno. Crestyl says the project is the only development in the area to offer an unobstructed view of Petrov cathedral, visible from apartments, balconies, terraces and the communal rooftop garden. Crestyl operates across the Czech Republic and Poland, where it trades under the Spravia brand, and has a balance sheet total of €1.4 billion.
