Knight Frank has been appointed exclusive leasing agent for the office space at VINCI Office Center, located at 100 Opolska Street in Krakow. The building is asset managed by Sharow Capital, and the mandate covers the leasing of available space and the continued strengthening of the property's position in the Krakow office market.
VINCI Office Center offers approximately 21,000 sqm of total leasable space across 13 above-ground floors and four underground levels. A typical office floor provides approximately 1,640 sqm and can be arranged to meet individual tenant requirements. The building holds BREEAM Excellent and WELL Health-Safety certifications and incorporates energy-efficient lighting, a free cooling system, water-saving solutions and a modern building management system. The ventilation system supplies 60,000 cubic metres of fresh air per hour, and the building can recover up to 70 per cent of thermal energy.
"VINCI Office Center represents what we expect from a well-managed office property: high technical quality, flexibility and the ability to build long-term relationships with tenants. We selected Knight Frank because of the team's long-term knowledge of the local market, its experience and its ability to combine strategic thinking, marketing expertise and active dialogue with tenants throughout the leasing process," said Guy Speir, co-founder at Sharow Capital.
The property sits on Opolska Street, one of Krakow's main arterial roads, with tram connections, bus routes and cycle paths providing access across the city, as well as links to Krakow city centre and Kraków-Balice Airport. The building offers both full floors of approximately 1,640 sqm and smaller office modules, giving tenants the option to tailor space to their organisation's scale and working model.
"VINCI Office Center brings together several qualities that matter to modern tenants: technical performance, flexibility, strong building management and connectivity. Our goal will be to demonstrate that a proven office property can successfully respond to the very contemporary needs of companies and their employees," said Monika Sułdecka-Karaś, Regional Director and Head of Kraków Office Agency at Knight Frank.
