LemonTree has completed the sale of Phase 2 of BOOSTER ZABRZE, a logistics and service complex in Zabrze in Upper Silesia, southern Poland. Vestas Investment Management Europe, which acquired Phase 1 of the project in February 2026, has purchased the three buildings comprising Phase 2, totalling nearly 60,000 sqm. Backed by strategic Korean capital on both the equity and debt financing sides, the transaction completes the previously announced sale of the entire five-building complex, with a combined area of approximately 109,000 sqm and a total value exceeding €120 million.

"The sale of Phase 2 of BOOSTER ZABRZE marks the finalisation and completion of LemonTree's flagship project. We are pleased that Vestas Investment Management Europe decided to acquire the entire complex, confirming its confidence in the quality and investment potential of our project," said Bartłomiej Krawiecki, CEO of LemonTree. Łukasz Jachna, CIO of LemonTree, added: "Following a period of limited activity, core investors have returned to the Polish market, looking for products with strong fundamentals, technologically advanced buildings in attractive locations, with a stable tenant base secured by long-term leases. BOOSTER ZABRZE fits these expectations very well."

"BOOSTER ZABRZE perfectly meets our expectations. From the outset, we appreciated its strategic location, high quality and group of international, long-term tenants. The acquisition of the next three buildings is a natural continuation of our decision to invest in Phase 1 and allows us to acquire the entire, fully commercialised complex," said Alistair Ennever, Head of Europe at Vestas Investment Management Europe.

Phase 2 was delivered at the end of August 2026. Its key tenant is a global provider of thermal management solutions, which has leased nearly 50,000 sqm. Together with the Phase 1 tenants, including one of Europe's largest food logistics operators, the complex is fully let on long-term lease agreements. Construction of the project began in 2024, with Commercecon serving as general contractor. All buildings are expected to hold BREEAM Excellent certification by the end of 2026.

Located next to the Drogowa Trasa Średnicowa (DTŚ) and close to the A1 and A4 motorways, the complex combines logistics, service and office functions across five buildings. The office area features a wooden façade designed by Grupa 5 Architekci. LemonTree's total development portfolio exceeds €400 million in value.
