MLP Group has begun the construction of another warehouse in its Pruszków logistics centre. The new facility at MLP Pruszków II, being built on a speculative basis, will provide 33,000 sqm of warehouse, office and staff amenity space. It is to be ready for use already in February 2024. General contracting work has been once again entrusted to Pekabex. It is planned that the project will undergo BREEAM New Construction certification of ‘Excellent’.

“With the limited supply of new warehouse space in the Polish market, we see plenty of room for our continued rapid growth. We are well prepared for this having secured financing for the investment projects we are launching. Speculative construction offers higher project profitability. At the same time, we are confident that we will largely, if not entirely, commercialise the new facility even before it is put into operation. We are very satisfied with our cooperation with Pekabex to date. That is why we have once again engaged it to carry out a project", emphasised Agnieszka Góźdź, Member of the Management Board, Chief Development Officer, MLP Group S.A.

MLP Group is placing a strong focus on sustainability as part of its warehouse portfolio expansion. The roof of the facility under construction will be adapted for the installation of PV panels. At the same time, the general contractor has undertaken to achieve a BREEAM New Construction certification of ‘Excellent’. In line with the Company’s standard practice, environmental sustainability certification is obligatory for all its new projects.

MLP Pruszków II is a logistics centre located in the municipality of Brwinów near Warsaw, five kilometres from Pruszków. With a target leasable space of 420,000 sqm, it is the region’s largest logistics complex. All new buildings have been awarded with BREEAM certification. In line with MLP Group’s ESG strategy, solar PV systems are mounted on rooftops. MLP Pruszków II has well-developed transport links with central Warsaw as well as the main arteries connecting the capital with other cities. The park is located between local road No. 760 and the A2 motorway, three kilometres from the junction in the Pruszków-Żbików area. There is a bus stop on the premises as well as a Nextbike self-service bike rental station.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
