ZEITGEIST Asset Management has obtained a BREEAM In-Use "Very Good" certification for its HOME by ZEITGEIST Górskiego rental estate in the Oliwa district of Gdańsk. The scheme, completed in 2022, comprises 203 two- and three-room apartments ranging from 35 to 68 sqm across four buildings at ul. Górskiego 6, 8, 10 and 12. The certification was managed by property manager MVGM in cooperation with the ZEITGEIST team and represents the first PRS project in the company's Polish portfolio to undergo this type of in-use assessment.
BREEAM In-Use evaluates buildings already in operation, with eligibility beginning no earlier than two years after an occupancy permit is granted. The scheme assesses energy and water consumption, management practices and environmental policy rather than design intentions. Electric vehicle charging points are installed in the surface car park.
"BREEAM In-Use is a certification that does not assess a project on paper, but a building that is actually functioning, including its energy and water consumption, management approach and environmental policy. The result obtained for the five-year-old estate in Gdańsk confirms that the quality we designed at the outset translates into real building performance in daily operation," said Tomasz Dąbrowski, managing director of ZEITGEIST Asset Management in Poland.
ZEITGEIST applies environmental certification at both stages of a building's lifecycle. Its mixed-use ZEITRAUM Racławicka development in Kraków, which combines a 289-place student residence with 182 serviced apartments, received a BREEAM International New Construction V6 certificate following completion. In Prague, the Palác Dunaj office and retail scheme achieved LEED Gold and WELL Gold ratings, while Rezidence Delta Hagibor, a PRS project developed jointly with Invesco, also holds a BREEAM certificate. "Environmental certification is not a PR exercise for us, but part of how we manage buildings every day in the Czech Republic, Poland and our other markets," said Peter Noack, founder and managing director of ZEITGEIST Asset Management.
"Environmental certification of residential projects, especially those already in use, remains rare in the Polish market. As building manager, we were responsible for conducting the entire process," said Jakub Kaźmierczak, managing director of MVGM Polska. ZEITGEIST Asset Management currently manages 60 projects across five countries, with a combined area of 480,000 sqm and assets valued at €1.2 billion.
