Hines invests in Wrocław logistics park

Hines has acquired a major logistics park in Wrocław on behalf of the Hines Pan-European Core Fund (HECF) from GLL Real Estate Partners (GLL), the fund manager which is part of the Macquarie Group. The 123,499 sqm logistics park is fully leased to a global online retailer. The mezzanine warehouse facility was developed in 2015 by Panattoni Europe. The transaction price has not been disclosed.

Partners Group invests €200 million in office portfolio in Poland

Funds managed by Partners Group are to acquire nine newly built, largely occupied office buildings from BUMA's portfolio and two assets under construction with a total leasable area of approximately 125,000 sqm for circa €200 million. The assets are located in Kraków and Wrocław. REINO Partners will partner with Partners Group to manage the portfolio.

New tenants to offer Wrocław’s office market a rebound

According to the latest JLL report, in the first half of the year, companies leased over 60,000 sqm of space in Wrocław. Although this result significantly exceeded 2019’s results, tenants are more cautious in the second half of the year and have put their expansion plans on hold. However, an expected influx of investments from the service sector and, the dynamic development of R&D centres, IT centres and gaming industry brings with it the promise of a market rebound.

7R builds last-mile logistics asset in Wrocław

In the first half of the year, Poland ranked second in Europe for net leased warehouse space. Demand for warehouses is steady and further investments continue to be made on the market. A new 7R City Flex Last Mile Logistics project will be built at Graniczna Street in Wrocław. PIKA, a company which specializes in the outsourcing of document management, processing and distribution, has chosen 7R which will prepare a high-bay warehouse space adapted to the strict standards of document storage. The general contractor of the 7R City Flex Wrocław Airport facility is Atlas Ward Polska.

Echo receives construction loan for Wrocław office project

Echo Investment has gained a loan for the construction of the MidPoint71 office building, that is being built in Wrocław on Powstańców Śląskich street. PKO Bank Polski provided the financing of the project. In accordance with the signed loan agreement, the bank granted Echo Investment €54.4 million in a construction loan, as well as a PLN 7 million VAT loan. Once the construction is finished, the construction loan will be converted to an investment loan. The total funding period ends on 30 June 2026.

New leases

  • XXS GYM has signed a lease for over 850 sqm of space in the modern O3 Business Campus office complex, located on Opolska Street in the northern part of Cracow.
  • Alior Bank has extended its lease at Ocean Office Park B in Kraków to accommodate its Private Banking Department. The deal, supported by brokerage firm CBRE, marks the final stage of a two-year consolidation of the bank's Kraków operations. Following the expansion, the bank occupies approximately 7,000 sqm within the Cavatina Group-owned complex.
  • TriGranit has finalized a lease extension with Mondelez Europe Services to remain in the Signum Work Station building through 2032. Facilitated by broker CBRE, the agreement secures nearly 4,000 sqm of office surface for the global snacks group member within Warsaw’s Mokotów district.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
