Chinese tenants increase their activity in the Czech Republic

In the past 18 months, three major Chinese logistics providers leased almost 100,000 sqm of new warehouse premises, one of them being 68,000 sqm leasing agreement in VGP Park Jeneč signed by the company 4PX Express (logistics operator of Chinese e-commerce company Alibaba). This transaction ranks among the largest single industrial transactions of this year. Chinese concentration on the Czech market is expected to continue as there are several other major transactions currently underway.

The auto producers and component suppliers sector is very important in CEE industrial and is growing. Auto exports ranged from 4.7% of total exports in 2015 in Bulgaria, upwards to 28.0% in Hungary and 34.6% in Slovakia, growing at a regionally-weighted annual rate of 7.4% in the period 2010-2015.

Poland’s hotel market expands rapidly

In recent years, Poland's hotel market has shown continuous overall growth and has seen extensive investment. The number of hotels has almost doubled in the past ten years, predominantly due to Poland's opportunity to co-host the UEFA Euro 2012 with Ukraine. Between 2012 and 2016 alone, the number of hotels increased from 2,014 to 2,463, a 22% increase. Hotel property adviser Christie & Co analysed the Polish hotel market.

New leases

  • XXS GYM has signed a lease for over 850 sqm of space in the modern O3 Business Campus office complex, located on Opolska Street in the northern part of Cracow.
  • Alior Bank has extended its lease at Ocean Office Park B in Kraków to accommodate its Private Banking Department. The deal, supported by brokerage firm CBRE, marks the final stage of a two-year consolidation of the bank's Kraków operations. Following the expansion, the bank occupies approximately 7,000 sqm within the Cavatina Group-owned complex.
  • TriGranit has finalized a lease extension with Mondelez Europe Services to remain in the Signum Work Station building through 2032. Facilitated by broker CBRE, the agreement secures nearly 4,000 sqm of office surface for the global snacks group member within Warsaw’s Mokotów district.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
