CEE logistics markets grow rapidly

The year 2017 saw the greatest amount of industrial space built in Europe in its history – more than 3.7 million sqm. This represents a 68% increase over 2016 and a 55% increase over the existing record dating back to 2007 (an additional 1.2 million sqm). The total industrial space in the region has increased by 17% as a result. Such are the results of a survey conducted by Cushman & Wakefield, a company that has been monitoring the industrial property market in the Czech Republic, Slovakia, Poland, Hungary and Romania on a long-term basis.

The level of confidence in Central and Eastern European markets seems to have peaked according to the RICS Commercial Property Monitor. Expectations are still highly positive, but sentiment indices have topped out in the previous two quarters. Power play deals dominate CEE investment markets

According to the latest analysis prepared by the Capital Markets team Cushman & Wakefield, investment volumes in Central and Eastern Europe reached nearly €13 billion in 2017. All CEE countries grew at a similar rate and maintained their share of the overall regional volume. Despite political risk perceptions, Poland grew most rapidly at 9% y-o-y from approx. €4.6 billion to €5 billion, which was the highest result recorded in the last 10 years. 2018 has already seen the benefit of deals that slipped from late 2017 with the investment volume in Q1 2018 likely to exceed €3 billion.

New leases

  • Two new contracts for the lease of office space in the Bonarka for Business complex in Kraków have been signed. Apollo Investments and SeproTec Multilingual Solutions have leased a total of 825 sqm of space.
  • Tenants of MLP Łódź will soon be joined by Bohnenkamp, a supplier of tyres and wheels. The company will occupy more than 6,000 sqm . The warehouse facility is scheduled for handover in late March this year. Supporting the tenant in the transaction was Axi Immo.
  • Orbis and Accor Services Poland have renewed lease agreements for a total of nearly 2,500 sqm in the Lumen office building in central Warsaw. In both transactions, the tenants were represented by the consulting firm Cushman & Wakefield.

New appointments

  • Aleksander Loster has been appointed as Director in Savills Poland investment team, headed by Mark Richardson since 2023. In his new role, he will be responsible for working with international investment funds during the sale and acquisition of retail, industrial, warehouse and alternative assets.
  • Piotr Wilewski joined Walter Herz Investment Advisory Department as Land Acquisition Manager. He is responsible for acquiring land projects, preparing analyses of investment potential and searching for ways to build real estate value.
  • GTC Group appoints two people to head up its shopping centres in Poland Anna Borecka will take over as director of Galeria Jurajska in Kraków. Meanwhile, Marek Ciszewski will take the helm at Galeria Północna in Warsaw.
