Noli Studios, the Scandinavian serviced living operator, will open a new location in Gdańsk’s Garnizon district in July 2025. The launch follows the brand’s debut in Poland with Noli Studios Warsaw Ursus earlier this year.


The new project will offer 398 fully furnished studios tailored for short- and long-term stays. Designed for flexibility, Noli’s model combines hotel-like amenities with the convenience of rental apartments. Residents will have access to over 800 sqm of shared space, including a gym, sauna, co-working lounge, reception, and cleaning services.

“Noli is more than just a place to stay—it’s a community. We offer full flexibility, even for longer stays. This is a model still relatively new in Poland and one our guests truly appreciate,” said Marta Karteczka, Head of Operations, Serviced Living at Noli Studios Poland.

The investment is located in a historic part of Garnizon, a former military site, with the main building being a revitalised 19th-century Red Barracks. The redevelopment incorporates geothermal heating and cooling via 150 boreholes, rooftop solar panels, an 85% heat recovery ventilation system, and low-emission, EPD-certified materials.

“This has been our most conceptually and operationally demanding project. Restoring a forgotten urban quarter while preserving the barracks’ heritage required innovative techniques to maximise energy efficiency,” said Norbert Cendrowski, Director of Production Planning at Moderna Holding, which led the redevelopment.

Noli Studios is part of Nrep, a real estate investment firm active in 15 European cities. The company plans to continue expanding its Polish presence with additional locations in Warsaw and the Tri-City area.

  • Vastint Romania secured its first tenant for Bucharest-based Timpuri Noi Square Phase 2, signing SCOR for 3,250 sqm. The transaction, brokered by CBRE, facilitates SCOR’s expansion within Vastint’s local portfolio. The company has previously leased 2,320 sqm in Business Garden Bucharest.
  • EVO Properties has named Alexandru Marin as the new Property Manager for the London and Oslo office buildings in Bucharest. He brings over 15 years of property management experience.
  • IF&B Mille Sapori, the importer and distributor of Italian food products in Poland, has leased 4,118 sqm in the MLP Pruszków II complex. The lease deal was brokered by Coldwell Banker Commercial.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
