Global Reach Logistics (GRL), a third-party logistics (3PL) provider, has leased an 11,680 sqm warehouse space in the distribution centre Prologis Park Poznań. The business venture is a transaction in cooperation with AXI IMMO and the Czech consulting company 108 AGENCY, which run joint projects within IRELS, an organisation of international specialists in the logistics real estate sector.

Arvato Supply Chain Solutions in Poland is set to open another order fulfilment centre at Prologis Park Poznań III. The new BTS, totaling more than 48,000 square meters at Prologis Park Poznań III, will join the company’s other Prologis facilities with a total combined area of over 77,000 square meters at Prologis Park Błonie and Prologis Park Stryków II.

Crussis Electrobikes, a Czech manufacturer of e-bikes and tricycles has signed a long-term lease for 21,000 sqm in Prologis Park Prague-Úžice. The company will occupy space in building 4B of the park. Real estate agent Marek Sýkora facilitated this transaction.

Prologis has started a new speculative development at Prologis Park Budapest-Sziget II which is set to be delivered by the end of the year. A new 11,600 sqm warehouse building is now under development at the park, where 48,000 sqm of potential development space remains available.

Panattoni has launched the construction of Panattoni Park Zgorzelec, which will comprise ​​approx. 70,000 sqm. This is the developer’s latest 3 PL investment near the Polish-German border. The first tenant has already been secured for the park – ID Logistics, which will occupy 44,500 sqm for its e-commerce operations. Panattoni has also announced that the project will be BREEAM certified at the ‘Excellent’ level.

InPost, which owns a network of parcel lockers Paczkomaty®, will launch a new 6,000 sqm logistics centre in Prologis Park Chorzów. One of Poland’s largest logistics operators was advised on the transaction by real estate advisory firm Savills.

Disruptions from the pandemic are poised to continue, according to the Prologis Logistics Rent Index. Lockdowns and other COVID-19-related situations may constrain customers’ operations, though the volatility is expected to be less severe than in 2020 as many customers now have better supply chain visibility.

Paweł Sapek, Senior Vice President, Regional Head CE & Country Manager of Prologis talked to Property Forum about the state of the warehouse market, the changing expectations and demands of tenants and new challenges for the nearest future. 

Across Europe, markets have stabilized as the impact of COVID-19 on logistics real estate has begun to dissipate, with strong investor demand for the sector driving yield compression. The rent growth outlook has become more positive as markets have steadied and supply-side constraints have remained intact, driven by low levels of speculative development in most continental European countries. Land scarcity is also affecting rent growth.  Prologis published its third-quarter global earnings announcement along with its European and Central European performance update.

Prologis has launched its Essentials Marketplace for Europe, a procurement tool that saves customers time when setting up, expanding or upgrading their operations. This online platform offers a raft of key warehouse interior products and fully managed instalment processes.
