Prologis has started a new speculative development at Prologis Park Budapest-Sziget II which is set to be delivered by the end of the year. A new 11,600 sqm warehouse building is now under development at the park, where 48,000 sqm of potential development space remains available.

Designed using BIM (Building Information Modeling) technology, building DC1A will facilitate easy and safe warehousing operations with a clear height of 12 meters and a floor loading capacity of 7 tons per square meter.

The new development will be submitted for BREEAM accreditation. At Budapest-Sziget II, renewable energy sources account for 25% of the park’s total energy usage, thanks to the implementation of sustainable features such as solar panels. Users of building DC1A will benefit from Prologis’s PARKlife initiative, which aims to improve the quality of life for all working at the company’s parks.

Prologis Park Budapest-Sziget II is situated within Budapest’s city limits, next to the M0 motorway, and 17 kilometres south of the city centre. Park users enjoy fast and efficient access to Liszt Ferenc International Airport and to the M1, M7 and M5 motorways.

„Szigetszentmiklós is already a well-established point on the Hungarian logistics map. Customers appreciate the area’s excellent location and integration with wider regional logistics networks. Now, we are developing a new warehouse including all the elements that make us stand out in the Hungarian logistics market, and which help us bring satisfaction and success to our customers,” says Máté Szoboszlay, Capital Deployment Director for Hungary about the speculative development.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
