Czech investment volume falls for second consecutive year

Colliers published a survey of the Czech commercial real estate investment market for Q4 2021. It shows that the volume of investments fell for the second year in a row in 2021, although sales were 8 percent higher year-on-year in the last quarter. The largest investment in Q4 was the sale of the Generali headquarters in Prague with an area of 36,000 sqm.

Mint Investments buys 35,000 sqm office park in Prague

A fund managed by the Real Estate Group of Ares Management Corporation and local partner Portland Trust have sold the Coral Office Park in Prague to Mint Investments. Four independent office buildings totalling almost 35,300 sqm in Prague 5 were sold for an undisclosed price.

RSJ plans new development project in Prague

RSJ Group plans to build a multifunctional project in the historical centre of Prague in Revoluční Street near the Vltava River. The competition for the architectural design of the new building was won by Czech architect Eva Jiřičná, who lives in the UK. REICO acquires Prague's Bořislavka Centrum from KKCG

The Česká Spořitelna Real Estate Fund (Nemovitostní fond České spořitelny) is buying the Bořislavka Centrum shopping and office complex from KKCG Real Estate Group. With the acquisition, the fund has increased the number of buildings under its management to 21 and the value of its real estate portfolio exceeds CZK 38 billion, REICO announced in a press release. The parties didn't disclose the transaction price.

Portiva buys Prague office building from Penta Real Estate

PSN wants to build 3,000 flats in Czech cities

In 2021, PSN has grown not only in the number of collaborators but also in the number of projects and new acquisitions. It sold 294 units for CZK 1.5 billion and completed over 800 leases worth CZK 70 million. PSN's plans for the next five years include the construction of 3,000 new apartments worth CZK 11 billion and it plans to invest another CZK 10 billion in land acquisitions.

Number of building permits issued in Prague breaks record in 2021

Last year, 9698 flats in Prague received final building permits, which is 5363 more than the year before and the most since 1997, the year from which data is available. This is according to data on the construction industry published by the Czech Statistical Office (CSO). In recent years, the Czech capital has been struggling with a rise in housing prices by tens of percents a year, which the city's authorities say is also due to insufficient construction. Deputy Mayor Petr Hlaváček said that with the recovery of construction, the prices of flats are expected to get cheaper in the medium term, Czech News Agency reports.

Koh-i-Noor factory in Prague to be transformed into 550 flats

The Czech patent and pins factory owned by Koh-i-Noor Waldes is moving out of Prague after 120 years. Due to the merge with Massag factory the company is heading to Bílovec now. The current owner Pražská správa nemovitostí (PSN) plans to transform the historical factory buildings in the Prague Vršovice complex into a multifunctional project with 550 modern apartments and shops, e15.cz reports.

Prague starts reconstruction of iconic Industrial Palace

Thirteen years after the fire in 2008, the large Industrial Palace in Prague has begun renovation. Its reconstruction began on 1 February this year and should be completed within three years. According to the Czech Press Agency, the cost of the reconstruction is expected to be CZK 2.64 billion. The reconstruction will be carried out by a consortium led by Metrostav, Prague's City Hall announced.

New leases

  • Sirowa Poland has relocated its office in the revitalised mixed-use Centrum Praskie Koneser complex. The international distributor of cosmetic and pharmaceutical brands leased 958 sqm in Building P at the development, in a deal brokered by Savills.
  • International fashion retailer Primark has opened its fifth Romanian store, spanning 3,185 sqm, at ElectroPutere Mall in Craiova, marking its debut in the country's south-west region. The launch follows a €10 million investment.
  • Speedwell has secured four new medical tenants for its Paltim mixed-use urban project in Timișoara. Colegiul Medicilor Stomatologi - Filiala Timiș has leased approximately 105 sqm, with an opening scheduled for November 2026. Concurrently, Paul Bold Dental Solutions will open a 143 sqm dental clinic in November 2026. Ophthalmology clinic ArtVision Med & Sofilens Lux has occupied 172 sqm since January 2026. Lastly, Ziva, a dermatology, aesthetics, and gynaecology clinic, has taken 92 sqm and will officially open in July 2026.

New appointments

  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
