Henderson Park and EPP have successfully secured a €148.6 million loan from Berlin Hyp AG and PKO Bank Polski to refinance a Polish office portfolio. The three assets, which comprise the Malta Office Park in Poznań, the O3 Business Campus in Kraków and the Symetris Business Park in Łódź, are owned in joint venture by Henderson Park and EPP.

7R will deliver two more buildings for InPost – the leader in logistics services and owner of the Paczkomat parcel locker network. The two projects, totalling 20,000 sqm of warehouse space, are being developed in Pomerania: at 7R Park Gdańsk IV and 7R Park Słupsk.

Addleshaw Goddard announced its entry into the Polish market through the agreement with Linklaters for the transfer of its Warsaw office. The new Warsaw office of AG will serve as a regional hub, enabling the firm to deliver legal expertise and services to clients across Poland, the CEE region and Turkey. 

Panattoni has secured financing for its investment in the Pomerania region—Panattoni Park Gdańsk City Airport. The project consists of two speculative distribution halls being built near Gdańsk Airport. Santander Bank Polska granted the €17.3 million loan.

MLP Group recorded its strongest leasing performance to date in 2024. Over the year, the group leased a total of approximately 305,000 sqm of space, including 225,000 sqm under new contracts – an 82% increase year on year. During this period, MLP Group secured 22 new clients, while 20% of total leasing activity came from existing tenants.

In the fourth quarter of 2024, Warsaw’s office market continued to experience stable occupier demand amid constrained new supply, with tenants seeking to secure spaces in the city centre and expecting sustainable solutions, reveals the latest report from BNP Paribas Real Estate Poland.

The regional office market in Poland (Kraków, Wrocław, Tricity, Katowice, Łódź, Poznań, Szczecin, and Lublin) is adapting to evolving conditions. The high availability of office space (an average of 17.8%) prompts tenants to take up greater flexibility in lease negotiations, while developers are reducing their activity (120,000 sq m of new supply delivered in 2024). Despite challenges in gross take-up (710,000 sq m, -5% y/y), stabilisation is observed, with office building owners focusing on improving building standards and introducing flexible leasing models, says Axi Immo.

Hillwood has expanded its Polish portfolio with a logistics park covering nearly 43,000 sqm, located in Gdańsk, in the eastern part of the city. The seller was Blackstone. The price has not been disclosed.

The Investika Real Estate Fund has expanded its presence in Poland with the acquisition of Piastów Office Center in Szczecin. The fund, in partnership with BUD Holdings SA, purchased the A-class office complex from funds managed by Blackstone, marking its first office property investment in Poland this year. The price of the asset has not been revealed.

GTC has summarized its performance in Poland in 2024. The company achieved satisfactory results in the commercial sector, leasing 93,000 sqm, marking the best performance of the last decade. GTC's shopping centres also reported equally good operational results - tenant-generated turnover increased by 13% year-on-year, while the number of visitors exceeded 13 million.
