Independent flex office provider New Work continues its growth in Warsaw by expanding into an additional floor at Metron, Al. Niepodległości 69.


At the beginning of the new year, New Work has taken over the 9th floor of the building, following the commercialisation of the 8th floor, which reached 100% occupancy by the end of 2025.

New Work launched its operations at Metron in July 2025, opening the 8th floor in cooperation with the building's owners, Alides and Aya Properties Fund, under a management agreement. Within just a few months of operation, the space achieved high occupancy, confirming demand for flexible office solutions in this location and prompting the decision to expand further within the building.

"The expansion into another floor at Metron is a natural continuation of our development in this location. Reaching 100% occupancy within a few months from opening clearly shows that companies are looking for flexible office solutions that combine functionality, quality, and a straightforward process," says Yuriy Balitskyy, Country Manager at New Work.

The newly opened 9th floor will provide additional serviced offices designed for companies seeking flexibility, immediate availability, and professional on-site customer care. This expansion strengthens New Work's presence at Metron and reflects the company's strategy of scaling operations in well-performing locations, based on close cooperation with building owners and a focus on customer experience.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
