In the third quarter of 2024, Poland’s regional city office markets demonstrated stability, though elevated vacancy rates remained a significant challenge, hindering development activity. The combined office stock of the eight key regional cities reached 6.73 million sqm. With 1.82 million sqm of office space, Kraków continued to lead the way, ahead of Wrocław (1.37 million sqm) and Tricity (1.06 million sqm), says BNP Paribas Real Estate.

Invesco Real Estate has acquired Cloud One Gdańsk hotel in Poland on behalf of its German client. The seller is Granaria Development Gdańsk, a joint venture entity created by Immobel and Multibud. The price has not been revealed.

Nepi Rockcastle has acquired the Silesia City Center mall in Katowice, in the Silesia province of southern Poland for €405 million, in one of the largest shopping centre transactions in Central and Eastern Europe in recent years. The vendors are Allianz (45%), Kamsa Luxco (45%) and Cura Beteiligungsgesellschaft (10%). Silesia City Center extends over 88,400 sqm of gross lettable area (GLA) and is a dominant shopping centre in Katowice, economically one of the strongest cities in Poland, with average spending per capita exceeding the national average by 35%.

Turawa Park shopping centre near Opole (southern Poland), owned by Focus Estate Fund since 2022, is steadily focusing on development and modernisation to meet the expectations of both customers and tenants. As part of the reconstruction, approximately 9,000 sqm GLA of space has been redesigned and enhanced. The project’s total cost was €5.5 million, with financing partially secured through BNP Paribas Bank.

Logicor has signed a lease extension agreement with Auchan Poland, the Polish arm of the French retail giant. The agreement covers a total space of 46,300 sqm – comprising 43,790 sqm of warehouse and 2,450 sqm of office space at Logicor Mszczonów where Auchan occupies the entire Building No. 4.

The land bank of 7R, a developer of warehouses and industrial facilities, grew by 2 million square meters in 2024. This expansion opens up new opportunities for clients planning to expand in specific locations.

Panattoni has secured €20.7 million in financing from Bank Milennium to develop a logistics hub for Auchan Polska. A fully robotic built-to-suit warehouse is to be constructed in Wilcza Góra near Warsaw.

UBM Development is selling a non-core asset in Poland for €17.85 million to a Polish entity Rewa. The project Galeria Szperk is a shopping centre with 57 well-known chains, national and local brands, including attractive retail and service outlets in Kosakowo (Gdynia), Poland.

pbb Deutsche Pfandbriefbank (pbb) has underwritten an investment facility, totalling €38 million to refinance a retail park portfolio called Vendo Park in Poland for Trei Real Estate.

Real Management has secured additional credit financing amounting to PLN 120 million (ca €28 million), which will be allocated to the expansion of its development activities. The financing was provided once again by mBank S.A.
