ELI to add over 18,000 sqm of logistics space near Kraków

The European Logistics Investment (ELI) logistics platform in Poland will deliver an 18,300 sqm logistics centre in Skawina near Kraków. The Kraków V facility, which is ELI’s third investment in that region, will be developed together with its partner Panattoni. Close to 20% of the space has already been leased to RTV Euro AGD– a leading retailer of home appliances and consumer electronics.

The development of the Private Rental Sector (PRS) in Poland could have been faster, but it is constantly being slowed down by high demand in the residential market. Developers are not interested in selling the whole building to investment funds, because margins and profits are bigger with sales to individual buyers. However, their faith in high returns and great growth potential of Polish rental market is shared also by developers, which are constantly coping with a lack of good plots permitted for residential development in spatial plans. Panattoni Poland leased record 2.1 million sqm last year

Over the year, the developer signed lease agreements with such clients as Media Expert, 4f, InPost, Allegro and Phoenix Contact for over 2.1 million sqm of space – 800,000 sqm more than the previous year. This volume was achieved in spite of the outbreak of the epidemic in March and was mainly due to the e-commerce boom. The strong performance of the warehouse and industrial market was also the result of other new trends – such as the shift of production from Asia closer to the end consumer and retail networks securing the continuity of their supply chains.

New leases

  • Worldbox has entered the Romanian market with its first store at Scallier's Funshop Park in Vaslui. The multi-brand store covers more than 660 sqm and offers clothing, footwear and accessories in the casual and sportswear segment.
  • Greek jewelry designer Anna Maria Mazaraki has opened her first Romanian store in Bucharest-based ParkLake Shopping Center. The transaction for the new location was brokered by Cushman & Wakefield Echinox.
  • Squarepoint, a global quantitative investment management firm, has leased close to 2,200 sqm in Warsaw based Skyliner II. Squarepoint was represented in the transaction by CBRE. Legal advisory for Karimpol was provided by Argon Legal.

New appointments

  • CBRE Investment Management announced the firm is evolving the leadership model in its EMEA Direct Real Estate business. Under the enhanced structure, Rik Eertink will assume the role of President and CIO of EMEA Direct Real Estate, after serving as President of EMEA Direct Real Estate for the past five years.
  • Nhood has appointed Mihaela Petruescu as the new Country Director for Property Services Romania & Poland as of October. She previously held leadership positions at large real estate firms, such as Cushman & Wakefield Echinox and CBRE Romania.
  • Daniel Orczyk has been named Senior Project Manager at the technical advisory department of Avison Young in Poland. He is a licensed structural engineer and building site manager with over 20 years of experience.
