Adventum Investment Fund Management, the CEE-focused real estate investment manager, has completed the second close of its latest fund, Penta in October 2021. The second acquisition of the Fund is the Mercedes Benz Headquarters in Warsaw which was developed in 2004 by the Daimler Group.

As of today, in excess of €150 million has been raised and onboarded overwhelmingly from blue-chip institutional investors with subsequent closes to follow. Besides the strong investor base from Hungary, Adventum has managed to attract institutional capital from Western Europe based on Adventum’s track record, pipeline and ESG compliant green fund offering. Fund Penta targets high yielding core plus office buildings in economic hubs of the core CEE region.

The second acquisition of the Fund is the Mercedes Benz Headquarters in Warsaw which was developed in 2004 by Daimler Group themselves as a built-to-suit project providing 20,997 sqm of commercial space including office premises, car showrooms, training sites and car services. The property is situated in the Aleje Jerozolimskie corridor.

From the buyer’s side, Kristof Barany commented: “The completion of our second investment is another significant milestone for Adventum. The newly acquired property has 10+ years WAULT and is fully let to a blue-chip client. Adventum now has six assets under management in Poland three of which are in Warsaw, and we are one step closer to our goal – that is to deploy all raised capital until the end of 2022 with a couple of further deals to be closed in the near future. With our ESG strategy focused on enhancing existing properties’ energy efficiency we can add significant value to the Mercedes Benz Warsaw HQ with a considerable reduction in lifetime emissions of the property which benefits the tenant, our investors, and the environment as well.”

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
