The third High5ive building topped out and 100% leased

A symbolic topping out was hung on the top floor of the third stage of the High5ive complex by Skanska in Kraków. This means that the main construction work has been completed and the building has reached its target height. Already at this stage of construction, the office section of the building has been completely leased out. With the commissioning, which is scheduled for the first quarter of 2022, Krakow will gain over 11,000 sqm of sustainable and modern office space. This is the first Skanska project in the capital of Lesser Poland, which will apply for the prestigious WELL Core&Shell certificate.

BIK Group expands warehouse centre near Wrocław

Biuro Inwestycji Kapitałowych started the second stage of development of the BIK Park Wrocław logistics park. The project will provide approx. 22,500 square meters of warehouse space. Consequently, the surface area of the entire complex will reach the target level of approx. 47,500 square meters. The construction works are planned to be completed by the end of this year.

Trei opens four new Vendo Parks in Poland

Trei Real Estate GmbH just opened four new retail parks under the Vendo Park brand in Poland. The retail properties are located in Zielonka in the Masovian voivodeship, Piekary Śląskie in the Silesian voivodeship as well as in Koszalin and Myślibórz, two towns in the West Pomeranian voivodeship. Taken together, the new Vendo Parks have a gross lettable area of around 19,800 square metres and a total of 26 units, including several branches of brands like Dealz or Action which previously had no outlets in these towns and which therefore broaden the local retail spectrum. Overall, Trei invested c. €27 million in these properties.

Well Pack takes up 10,500 sqm in City Logistics Łódź II

Slowdown in supply on Poland's warehouse market ends

According to AXI Immo, the Polish industrial market remains in great form. The sector is still attractive in the eyes of investors, and the boom in the e-commerce industry continues to fuel occupier demand. Take-up in Q1 2021 was 59% higher than in the same period last year, at 1.6m sqm. In addition, new sources of financing and greater developer confidence resulted in an increase in the amount of space under construction, which at the end of March 2021 reached 2.3m sqm (+11% y/y).

New leases

  • Froo Romania, a subsidiary of the Żabka Group, has relocated its HQ to the Bucharest-based Hermes Business Campus. The retailer secured around 2,900 sqm of office space in a transaction facilitated by Colliers.
  • Court One has signed a lease for approximately 6,300 sqm of space at MLP Business Park Vienna. The tenant, a subsidiary of the Padeldome group, is currently Austria’s largest operator in the sector, managing 42 courts across four locations in the capital.
  • Polish fashion and lifestyle brand Medicine has accelerated its domestic expansion, headlined by the opening of its largest store to date, a 985 sqm flagship at the Silesia City Center in Katowice. This strategic scale-up is mirrored by simultaneous growth in several regional markets, including a new 740 sqm unit at Magnolia Park in Wroclaw and a 600 sqm extension at Galeria Warmińska in Olsztyn. The retailer further bolstered its Silesian presence with a 500 sqm location at Pogoria Shopping Centre and a new opening at CH Platan, significantly increasing its total floor space across Poland.

New appointments

  • Avison Young has promoted Bartłomiej Krzyżak and Marcin Purgal to the roles of Co-Heads of the Investment Department in Poland. Krzyżak, previously Senior Director, brings 18 years of commercial real estate experience, having joined Avison Young in 2017. Purgal, also a former Senior Director and a member of the Royal Institution of Chartered Surveyors (MRICS), transitions into the co-head role with 23 years of experience in the CEE commercial markets.
  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
