Astonishing gross take-up totalling 1.6 million sqm is the best ever quarterly result for Poland’s industrial market. Developers are also maintaining the pace with 2.3 million sq m under construction. Advisory company JLL summarises Q1 2021 on the industrial market in Poland.

Panattoni is expanding Panattoni Park Gorzów, where it has recently secured another tenant. Global logistics operator Fiege has leased 11,000 sqm in the park, which the company will use for the logistics operations of a client from the production sector. Panattoni Park Gorzów should be completed in November this year when it will comprise almost 70,000 sqm. The entire park is to be BREEAM certified at the ‘Very Good’ level. 

There's a new player on Poland's logistics market that's open to developing all types of projects – last-mile city logistics, classic big box or BTS units. Hadley Dean, Founder of MDC², a new company of experienced managers on the Polish warehouse market talked to Property Forum about new partnerships and the investment climate. 

A symbolic topping out was hung on the top floor of the third stage of the High5ive complex by Skanska in Kraków. This means that the main construction work has been completed and the building has reached its target height. Already at this stage of construction, the office section of the building has been completely leased out. With the commissioning, which is scheduled for the first quarter of 2022, Krakow will gain over 11,000 sqm of sustainable and modern office space. This is the first Skanska project in the capital of Lesser Poland, which will apply for the prestigious WELL Core&Shell certificate.

After 48 months, the construction of Warsaw UNIT has ended. Ghelamco's newest skyscraper has already got the occupancy permit. The first tenants will be moving in soon.

Biuro Inwestycji Kapitałowych started the second stage of development of the BIK Park Wrocław logistics park. The project will provide approx. 22,500 square meters of warehouse space. Consequently, the surface area of the entire complex will reach the target level of approx. 47,500 square meters. The construction works are planned to be completed by the end of this year.

Trei Real Estate GmbH just opened four new retail parks under the Vendo Park brand in Poland. The retail properties are located in Zielonka in the Masovian voivodeship, Piekary Śląskie in the Silesian voivodeship as well as in Koszalin and Myślibórz, two towns in the West Pomeranian voivodeship. Taken together, the new Vendo Parks have a gross lettable area of around 19,800 square metres and a total of 26 units, including several branches of brands like Dealz or Action which previously had no outlets in these towns and which therefore broaden the local retail spectrum. Overall, Trei invested c. €27 million in these properties.

Despite the COVID-19 pandemic, warehouse take-up hit a record high of 1.6 million sqm, reveals an industrial market summary for Q1 2021 released by global real estate services firm Cushman & Wakefield. The strongest leasing activity was reported in Poznań, the Warsaw area, Upper Silesia and Central Poland.

MidPoint71, an office building developed by Echo Investment in Wrocław, will become the new head office of the Business Service Centre of 3M. The tenant will move into the new location in the first quarter of 2022.

At the end of April 2021 Adgar Poland bought the building of PDT Wola. With an area of almost 10 thousand square meters, the structure is located in the middle of the historical Wola and for years has been one of the most important points on the architectural map of the district. Part of the building will be destined for the Brain Embassy – providing coworking space, offices, private spaces for companies, and conference and training rooms.
