Czech real estate consultancy 108 Agency has published the first edition of an original project that provides an overall summary of the Czech industrial real estate market from the perspective of individual development companies and owners.

Passerinvest Group has sold the Nová Karolina Park office building in the centre of Ostrava. The new owner is locally based investment group RT TORAX Group.

Czech developer Contera has started the construction of a logistics complex in Hrušov on the site of a former brownfield. One of the main tenants of Contera Park Ostrava D1 will be sporting goods retailer Sportisimo. The company’s new logistics headquarters will have a clear height of up to 23 meters, automated systems and cooling, and will be one of the largest in the country with an area of 90,000 sqm.

CTPark Ostrava is currently home to 75 companies with 9,000 people employed there and the site continues to attract new firms looking for suitable sites for production space. The offer of such space in the Moravian-Silesian Region has grown by 70% year-on-year. The site owner, CTP, has now concluded agreements with Brembo, Hyundai Steel and Škoda Vagonka on new operations at the park. More than five hundred new jobs will be created in the region as a result.

The Ostrava City Council has approved the plan to build Panattoni Park Ostrava Airport near Leoš Janáček Ostrava Airport. The project aims to attract both leading domestic and global companies. It promises investments totalling around CZK 4 billion and up to 2,000 new jobs for the whole region. Panattoni, as the developer, will use the large existing industrial zone with high-quality transport infrastructure. The industrial premises with an area of 115,000 sqm will have minimal environmental impact. Construction should begin during 2022.    

P3 has signed an agreement with Vítkovice, a.s. and VTK NCA a.s. to buy 40 hectares of land in the Vítkovice area in Ostrava. Formerly known as Aglomerace, the area will be used by P3 to build an industrial and commercial district that will include production and storage warehouses, stores, showrooms, offices, and various other facilities. The overall design of the complex is being prepared in cooperation with architect David Kotek from the Ostrava-based Projektstudio.

GLP announced the development of a 94,000 sqm build-to-suit logistics and production park in Ostrava last week. The development comprises four units in total – two of 29,000 sqm and two of 18,000 sqm.

With over 42,000 sqm of modern office space due for completion in 2020, Brno should receive one of the biggest additions of office space in recent years. Ostrava, on the other hand, hasn’t seen supply growth in several quarters and currently, there are no new office buildings under construction in the city. Colliers International has published its regional office market overview of the Czech Republic for H1 2020, focused on Brno and Ostrava.

CTP Invest is commencing construction of a new industrial park in the Poruba district of Ostrava, named ctPark Ostrava Poruba. Groundworks began in the summer and the initial project phase should be completed within six months, with the first companies moving in at the beginning of next year. The developer plans to invest more than €57 million (CZK 1.5 billion) in the project. Four large halls with production facilities and warehousing will be built at the site, which will offer almost 90,000 sqm of lettable area. This is the fifth ctPark in the Moravian-Silesian Region, besides the ctParks at Ostrava Hrabová, Nošovice, Nový Jičín, and Karviná.

In H2 2019, gross take-up on the Brno office market reached 54,600 sqm (up by 303% y-o-y), whereas in Ostrava gross take-up reached 4,100 sqm, representing a y-o-y decrease of 41%. The Regional Research forum announced the Brno and Ostrava office market figures for H2 2019.
