ViaPharma has signed a 20-year lease agreement with the developer CTP for two Czech CTParks. CTP will prepare and hand over the premises, with a total area of almost 27,000 sqm and several specific modifications for the pharmaceutical industry, at the end of 2023.

At the beginning of the pandemic, it seemed that many coworking centres or serviced offices could not survive the measures implemented under the Covid-19 pandemic. Shared workspaces, whose philosophy is based on meeting, personal communication, and collaboration, were hit hard by governmental restrictions. But a December analysis by JLL shows promising results; with the retreat of anti-pandemic measures, most coworking and serviced office operators have already felt a new wave of interest, and 2022 has confirmed this trend.

CTP acquired an industrial complex from Bluehouse Capital earlier this year on a plot of land with a total area of 330,000 sqm in the city district of Ostrava - Hrušov. In addition to the existing first phase of 18,000 sqm, which already has three tenants, the developer plans to build another 76,000 sqm of industrial/logistics space. The warehouse will be built in the revitalized area of the former chemical plants with a total area of 94,000 sqm and will become the largest in the Czech CTP portfolio.

Developer Antracit has started the construction of the PorubkaPoint project in Ostrava. The two-storey building will be used for sports activities. Construction group HSF System is the general contractor.

CTP has welcomed several prominent tenants to one of its parks in Ostrava in a short period of time. Companies such as UPS Healthcare, Savera Components CZ, Europapier, and Gebrüder Weiss have moved their activities to CTPark Ostrava Poruba, into which CTP has so far invested approximately €40.4 million (CZK 950 million).

The second half of 2022 has brought 33,000 sqm of office space to the Brno office stock up to the final of 664,400 sqm. There were five new office buildings that were completed and six more are under construction now. At this moment, Ostrava has only one project under construction with the completion scheduled for 2023, says the Regional Research Forum in its latest report on H2 2022.

Antracit Property will be building in two locations in the Czech Republic simultaneously. In Ostrava-Poruba it is preparing an industrial building for long-term lease, while in Pilsen it will also build a rental project on a brownfield site near the railway station.

The new logistics park Contera Ostrava D1 is being built on an area of 350,000 sqm in Ostrava-Hrušov. The first two completed buildings are already fully leased. The project, which was launched in autumn 2020 at an estimated total cost of over €118 million, is being built on a former brownfield site and includes one of the largest and most modern industrial halls in the Czech Republic, Contera announced.

Spanish manufacturer of elevator components Savera is now relocating its production facility to the new CTPark Ostrava Poruba. The relocation was facilitated by Colliers.

Brno's office stock reached 635,900 sqm in the first half of 2022 and 75,300 sqm is being built there. At the same time, Ostrava's office stock has 219,100 sqm and builts 21,000 sqm of offices. None of these regional metropolises had finished a new office building in the first half of this year. In both localities, prime rents increased reflecting the general pressure on prices in new developments, reports the Regional Research Forum.
