CEE hotel investment market continues to boom

The investment volume achieved in 2016 totalled almost €1.2 billion with 46 transactions recorded in core CEE hotel investment markets. In comparison, 2015 reached just over €700 million with 45 transactions. Austria was the star performer with almost €800 million transacted, which made up 67% of the total investment volume. In other CEE markets volume was lower than in 2015 with a particular decline in Poland which more than halved in volume. The Czech Republic accounted for 18% of total CEE investment share; most of the investment took place in Prague which saw 7 transactions including the Hilton Old Town, Park Hotel and Chopin Hotel.

Balmain and Sharman Church set up CEE advisory firm

The partners of Balmain Asset Management and Sharman Church Chartered Surveyors have signed an agreement to merge the advisory businesses of Balmain and Sharman Church. The combined entity will trade under the newly established name of BSC Real Estate Advisors. The firm will provide clients with a complete set of service lines across all commercial property sectors including offices, retail, investment, industrial and property management. Balmain Asset Management will continue to trade as a completely separate entity continuing its focus on Asset and Investment Management.

Warimpex sells 8 CEE hotels to Thai investor

Warimpex announced the partial sale of its hotel portfolio to Thai investor U City Public Company Limited (U City). The transaction includes eight hotel participations – two of which are partially (50 per cent) owned by UBM Development AG (UBM) – which comprise approximately 50 percent of Warimpex's total real estate assets and which have a property value of approximately €180 million (excluding the stakes of UBM in that portfolio).

CEE industrial markets follow Germany’s footsteps

The amount of industrial space leased in key Central and Eastern European markets in 2016 was the largest ever recorded, totalling 5.7 million sqm. This represents a 25% increase over the preceding two years when about 4.5 million sqm was leased. The strong take-up among tenants was linked with an extensive new development at 2.2 million sqm. The findings are based on the research conducted by Cushman & Wakefield, which has been monitoring the industrial property market in the Czech Republic, Poland, Hungary, Romania and Slovakia over an extended period.

Poland remains popular among investors

Poland remains the powerhouse of Central and Eastern Europe attracting close to half the capital invested in the region over 2016 as activity grew 5% over the year to €5.2 billion. According to Cushman & Wakefield, with the uncertainty around upcoming elections in major European countries and the ongoing Brexit challenges, Poland and the CEE region will maintain their strong position as a focus for any pan-European investment strategy.

Czech Republic and Hungary outperform rest of CEE

Occupier and investment sentiment continues to be positive across Central and Eastern Europe according to the RICS Commercial Property Monitor for Q4 2016. Hungary and the Czech Republic remain the most upbeat markets, with Bulgaria and Croatia also gaining momentum. In Romania the pace of growth seems to be slowing down, although sentiment and projections continue to be broadly positive.

Prologis develops 18 new buildings in CEE

Prologis announced full-year 2016 activity for its business in Central and Eastern Europe. The company leased 1.8 million sqms in the region. New lease agreements accounted for 700,000 sqm and lease renewals for 900,000 sqm, with the balance short-term agreements. The CEE portfolio occupancy rate was a record 96.4 percent.

Changing investor profile hits all of CEE

Total commercial real estate investment across CEE (Czech Republic, Hungary, Poland, Romania and Slovakia) reached €4.4bn in Q4 2016, a 27% increase on Q4 2015. This took full year volumes for 2016 to just over €11bn, an 11% increase on 2015 (€9.9bn), bucking the wider trend across Europe and on the continent where volumes shrank year-on-year. Cushman & Wakefield Czech Republic predicts a further growth of the region.

New leases

  • M1 Poznań, managed by EPP, one of the largest family shopping centres in Wielkopolska, has just gained a new, unique tenant, CentrumRowerowe.pl, which is making its debut in Wielkopolska. In the summer, HalfPrice will also join the list of tenants of the centre, offering global brands, including fashion, home furnishings and sports goods at attractive prices. Customers can also already use the assortment of the recently opened Reporter clothing store and the Rainbow travel agency. All new contracts cover over 5,000 sqm of retail space.
  • Three companies from the PZU Group, one of the largest financial institutions in Poland and Central & Eastern Europe, have decided to lease space at Konstruktorska Business Center in Warsaw for another 10 years. The companies have renewed their lease for a total of over 6,500 sqm of modern office space in the building owned by Golden Star Group.
  • SNF, a company operating in the beauty sector, has renewed its lease for approximately 2,300 sqm of warehouse and office space at Prologis Park Poznań I. Axi Immo represented the tenant in the transaction.

New appointments

  • Savills Czech Republic announces new hires and promotions within its valuation team. Daniel Duchek has joined as a Senior Valuer, Alena Arnoldová has strengthened the team as a Junior Valuer, and Ivana Horáková has been promoted Valuer. Under the leadership of Marek Pohl, the team now consists of seven consultants specialising in the valuation of a wide range of assets – from commercial, residential, and hospitality properties to leisure, healthcare facilities, and land.
  • Ewa Nowak, a commercial property valuer, has joined the Valuation Department of international real estate advisory firm Newmark Polska as Senior Associate.
  • Maciej Wieczorkiewicz is joining the Avison Young Technical Advisory team in Poland. Maciej is an experienced engineer with many years of experience in managing fit-out projects and investments in the commercial property sector. During his career development, he has worked for companies such as Made In Terior, TECAS Fitout and Colliers Define.
