Investors earn 5.63% on Aupark acquisition in first year despite Covid

The end of April marks one year since the announcement of the acquisition of the Aupark Bratislava shopping centre.  The actual change in the shareholder structure took place on 27 May 2021, after the financial and investment group Wood & Company bought a stake in Aupark from Unibail-Rodamco-Westfield (URW). The acquisition, worth a total of €450 million, has been hailed as the largest real estate transaction in Slovakia's history up to this date. The real estate fund AUP Bratislava, which was established in connection with the transaction, announced the amount of revenues for the year 2021.

Penta Real Estate plans new project in Bratislava

Penta Real Estate is planning a new development on the banks of the Danube in Bratislava. Therefore, the company has acquired land from HB Reavis with a total area of 85,000 sqm. The price of the transaction was not disclosed. The new acquisition was reported by news portal Trend, which is part of the NMH publishing house owned by Penta Investments.

The military boarding school Hviezda in Bratislava, also known as "Kukurica", has been dilapidated for many years. Office rents to remain stable in CEE in 2022

Premium rents in Prague to rise and interesting incentives from landlords are expected. There is also a growing interest in office rents in Brno, which is responding to the growth in rents over the past two years. Premium rents also grew slightly in Ostrava. Leasing activity in Bratislava is keeping pace with new construction and, together with Vienna, is expecting a recovery. In Warsaw, upward pressure on premium rents will grow, but there is likely to be an easing of existing incentives for tenants. Budapest is gradually recovering from the covid crisis. Rents will remain stable this year, reports CBRE.

Bratislava hospital to go on sale at € 19.9 million

The Railways of the Slovak Republic (ŽSR) intends to sell its railway hospital with a clinic and hostel in Trnavský Mýto in Bratislava. The sale will take place in the form of an electronic auction, which starts at a starting price of € 19.9 million excluding VAT, online daily trend.sk quotes the announcement of the tender published on the ŽSR website.

New leases

  • Galeria Askana in Gorzów Wielkopolski has significantly bolstered its retail mix by signing a lease agreement with HalfPrice for a unit exceeding 2,000 sqm. The off-price retailer, part of Grupa Modivo, is scheduled to open its doors at the end of August 2026. The project features a large-format layout with the potential to expand the footprint to nearly 2,700 sqm.
  • The global fintech group - Capital.com - has extended its lease agreement for 3,000 sqm of office space in the Skyliner office building in Warsaw until 2032. Over the past 12 months, lease extension agreements for a total of nearly 12,000 sqm have been signed in the building.
  • REHAU, a global manufacturer of advanced polymer solutions, has signed a lease for approximately 4,100 sqm of space at MLP Business Park Poznań. The new facility will integrate warehouse operations with modern office space and a dedicated showroom for product presentations, corporate meetings, and technical training.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
