The Lakeside Park 02 office complex in Bratislava's Nové Mesto has already been approved and the first tenants will start moving in this September. The building is the result of cooperation between Immocap and WOOD & Company. The successful approval of the complex was announced by the developer Immocap.


The approval for the Lakeside Park 02 project came into effect as of 9 August 2022. The building is the result of cooperation between Immocap and WOOD & Company, Technologically advanced solutions, a comfortable environment and excellent transport accessibility have already attracted several prestigious companies. The first big name is Plzeňský Prazdroj, which has chosen Lakeside Park 02 as its headquarters at the end of 2020. The largest tenant so far is the Slovak technology company Innovatrics, which has leased the entire two floors here. Zľava Dňa, Reming Consult, Etops, DaneTax, Pressburg AM, UP Slovakia and Adifex will also be based in the new premises near Kuchajda Lake.

"Lakeside Park 02 successfully confirms that there is a great demand for high quality, innovative and efficient office space. The comfortable environment creates all the prerequisites for creativity, imaginative solutions and teamwork. It is not only about how flexibly it can respond to the changing needs of tenants, but it has forced us to think about offices in a new way and come up with innovations that I believe will influence the whole market," said Martin Šramko, CEO of Immocap. "The great interest and high occupancy rates confirm that our approach is the right one and we are sincerely happy about that."

Lakeside Park 02 profiles itself as a technologically advanced building with exceptional levels of comfort, a welcoming environment and an accessible location. It was the first in the country to boast the Anti-Covid office building designation, confirming the emphasis on safety and hygiene. The construction of the building was guided by the Japanese Kaizen philosophy thanks to the cooperation with Takenaka, a company with a 400-year history, for which it was the first project of this type in Slovakia. The application of environmentally friendly practices and materials also earned Lakeside Park 02 first place in the use of low-carbon aluminium for the elemental façade system or door and window structures. The building aspires to LEED Gold green certification.

"Together with Lakeside Park, Lakeside Park 02 now offers more than 40,000 sqm of lettable space. The complex is located in an attractive location and we are confident that tenants will find the perfect amenities to work in a stimulating environment. We have paid attention to the details that complete the pleasant feeling of the building - whether quality public spaces, innovations or environmentally friendly practices," said Martin Šmigura, Investment Director of WOOD & Company co-developing the project.

Lakeside Park 02 brings to the market 14,370 sqm of energy-efficient office space on 12 floors overlooking the panorama of the Malé Karpaty Mountains and the Kuchajda Lake. The area of a typical floor reaches more than 1,200 sqm. The comfort of users is taken into account not only in the interior but also in the exterior. This is enhanced by public spaces in the form of a green park and a large cycling area. Lakeside Park 02 also provides for the construction of 310 parking spaces on 3 underground floors and new parking capacities on the exterior.

  • Cordon Electronics, a specialist in electronics and advanced technologies, has renewed its lease agreement at MLP Pruszków II, in the immediate vicinity of Warsaw. The company will continue to occupy a total of 7,770 sqm of modern space, a footprint that includes 458 sqm dedicated to office operations.
  • mBank, the digital banking company in Poland, has decided to relocate its largest corporate branch in Lower Silesia to the Infinity office building in Wrocław. The company will occupy nearly 1,300 sqm on the fourth floor of the building. The tenant will move into the development owned by Avestus Real Estate and Alchemy Properties in January 2027.
  • GSP Global Solutions Provider has further expanded its cooperation with CTP by leasing an additional nearly 7,000 sqm in CTPark Budapest Vecsés on a long-term basis.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
