Real estate developer Speedwell has completed the first building of Triama Residence project in Bucharest, comprising 66 apartments that were fully sold before the delivery date.

The two-millionth square meter occurred in one of the apartments of Esencja Apartments in Poznań. The apartment was handed over at the end of July. During the 25 years of its existence, Echo Investment has built and delivered almost 200 projects in 37 Polish cities.

According to JLL data, the primary market in Poland's largest markets continued its record-breaking performance with 19,500 units sold in the second quarter of this year, resulting in the market’s best H1 result ever.  

Duna House has released its monthly Transaction Estimate and mortgage forecast, showing that there were 11,185 residential property transactions in Hungary in July, 15% fewer than a year earlier.

After securing the largest commercial loan in over a decade on the Slovenian real estate market, Bratislava-based developer Corwin has realised the first drawdown for the residential project Kvartet.

Rents continued to rise in June 2021, increasing by 1.6% nationally and by 1.8% in Budapest compared to the previous month, the latest KSH-ingatlan.com rent index shows. Supply prices were also slightly higher than in the same period last year, something not seen for more than a year. Of all the district groups in Budapest, prices stagnated only in the outer districts of Pest, while the largest price increase (2.8%) on the previous month was recorded in the transitional districts of Pest.

Tenants are responding to the change in customer preferences and are now increasingly likely to choose retail premises in modern residential areas. As JLL found in Miasteczko Wilanów in Warsaw, 2021 has seen the number of ground floor units grow by more than 100, an almost 25% increase on 2018. This trend is not limited to the capital city.

Property developer Speedwell says it has fully repaid a €10.1 million loan granted by BRD Societe Generale Group for the residential component of the Record Park mixed-use project in Cluj-Napoca. 

The PRS market in the CEE region gathers pace and interest from investors but the majority of activity is currently centred around the Czech Republic and Poland. However, there is a larger number of PRS/BTR projects being announced in the pipeline for delivery over the next few years across the entire region. Colliers, in cooperation with Kinstellar and Greenberg Traurig, publishes a report entitled 'The Private Rental Sector: Has it found a home in CEE?'

Romania has one of the smallest private rental sectors (PRS) in Central and Eastern Europe (CEE), and the domestic market counts a little over 1,000 residential units in construction or planned, according to a report by Colliers in collaboration with Greenberg Traurig and Kinstellar.
