The second full-service apartment building with fully furnished apartments is being opened in Prague for short- and long-term living by Zeitraum, a leading operator of serviced apartments in Central-Eastern Europe.


The newly opened "Karl by Zeitraum" is located on Krakovská Street, just a few minutes walk from Wenceslas and Charles Square. There are 32 apartments with fully furnished interiors, including kitchens, available for different types of lengths of stay. There are both smaller units reminiscent of studio apartments and spacious three-room apartments of around 75 sqm with a separate bedroom. Bookings for short-term accommodation and long-term rentals are made through the online booking system. The service provided includes, among other things, general maintenance of the apartments and ongoing cleaning on request.

"Approximately half of all apartments are for short-term accommodation. According to our experience, they are most often used by people who come to the capital as tourists and spend an average of 4 days there. Another 50% are residents and guests on long-term stays of several months or years. Three-room apartments will be a new feature in Krakovská. Based on the current demand, we have decided to expand our offer for long-term rentals. In developing our concept of serviced apartments for long-term rentals, we can also draw on the experience of our sister brand ´Home by Zeitgeist´, which provides rental housing in Poland and the Czech Republic, and in Prague, its portfolio currently includes 16 residential buildings in renovated houses and new buildings in various locations," says Zdena Noack, Managing Director at Zeitraum.

Zeitraum opened its first apartment building with 53 flats in Prague during the pandemic in 2021 in the "Franz by Zeitraum" building in Opletalova Street.

New appointments

Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
