MS Investments plans new residential project in Warsaw

MS Investments and co-investor RR Enterprises plan to replace a postmodernist office building at Żurawia 8 in Warsaw with a 69-unit residential development. The address, located near Three Crosses Square and the Royal Route, previously housed a radio station and will return to residential use for the first time since the early 20th century. Demolition is scheduled to begin this autumn, with the first residents expected to move in in 2029.

Develia doubles revenue in first half of 2026

PSN begins Koh-i-noor conversion in Prague's Vršovice

Czech developer PSN has begun construction works at the former Koh-i-noor factory site in the Vršovice district of Prague. The nearly two-hectare brownfield, which had been largely inaccessible to the public for decades, will be transformed into a mixed-use neighbourhood comprising approximately 600 residential units, 30 commercial spaces, new pedestrian routes and public green space. The project has been designed by Jakub Cigler Architekti, with total construction costs estimated at approximately three billion Czech crowns.

Romania's residential market slows down

Romania's residential market slowed in the first half of 2026 following several years of strong growth, though data does not indicate a major correction, according to Colliers' half-year report. Nationwide, apartment sales declined by approximately 9%, while Bucharest ended the period with around 2% fewer transactions than in the same period of 2025, recovering much of the ground lost after a weak start to the year. The market remains above pre-pandemic levels, but high inflation, expensive borrowing and pressure on household budgets are making buyers more attentive to prices, the total cost of home ownership and development quality.

Matexi Polska lists bonds on Catalyst exchange in Poland

Matexi Polska Holding & Finance S.A. has listed its series D corporate bonds on the Catalyst market operated by the Warsaw Stock Exchange. The four-year bonds carry a total value of 105 million złoty and bear a floating interest rate of WIBOR 6M plus 400 basis points, with interest paid to investors on a semi-annual basis. Michael / Ström Dom Maklerski acted as offering agent and emission agent for the transaction.

Cordia Romania appoints Concelex for Centropolitan project

ATAL launches new residential project in Gdańsk

ATAL has begun construction and sales at Wzgórze Oruni, a new residential development on ul. Emilii Hoene in the Orunia Górna district of Gdańsk. The scheme comprises four five-storey buildings containing 111 apartments ranging from around 30 sqm to nearly 93 sqm, with one to four rooms. Upper-floor flats will have glazed balconies and ground-floor units will include private gardens. Completion is scheduled for the second quarter of 2028.

Cavatina revitalises 3.8 ha of public space in Wrocław

Cavatina Holding is funding the revitalisation of approximately 3.8 hectares of public space surrounding its Quorum Tower residential development on ul. Sikorskiego in Wrocław, covering riverfront promenades, two public squares and several hundred metres of city streets. Budapest buyers shift toward higher-priced homes

According to data from property portal zenga.hu, enquiries nationally were 28% weaker than in the same period last year, while in Budapest the decline reached 47%, largely because last summer's figures were boosted by the announcement of the Otthon Start programme.

New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
