At Prague Property Forum 2026, the residential panel, chaired by Radek Kučera, brought together leading public and private-sector players to dissect why Prague’s housing remains so expensive and what it will take to change course. The discussion revolved around sluggish permitting, structural undersupply, land policy, the role of institutional capital, and the capacity of the construction industry to scale up.

Falling mortgage rates in Romania have pushed monthly loan payments below average rent for the first time in recent years, according to analysis by online mortgage broker Ipotecare.ro.

CBRE Slovakia data shows that in Q1 2026, 742 apartments were sold in new Bratislava projects, representing a 17% quarter-on-quarter increase compared to Q4 2025 when 634 apartments were sold. The supply of available apartments rose slightly quarter-on-quarter to 3,922 units across 96 projects, marking a 21% year-on-year increase.

Matexi Polska has completed the Żelazna 54 development, located in the heart of Warsaw's Wola district. The project has received its occupancy permit, with key handovers to owners beginning in mid-May.

UDI Group has obtained a building permit for building B of its key project in Prague's Smíchov district. The project, previously known as Vltava Meadows, now enters the construction phase under the official name Side Smíchov Living.

Prime Kapital has announced the completion of construction for the third phase of the mixed-use scheme Silk District Phase 3 ahead of schedule, taking the total number of completed apartments over 1,000.

Sekyra Group has started the third phase of Smíchov City construction, Prague's largest urbanisation project since Vinohrady was built in the 19th century. The phase will consist of three residential blocks with approximately 800 apartments and an investment estimated at €200 million.
