More than 636,000 homes were completed in Romania between 2016 and 2025, equivalent to almost 33 new homes per 1,000 inhabitants, according to an analysis by Cushman & Wakefield Echinox. Romania recorded 32.9 completed homes per 1,000 inhabitants over the decade, placing it close to Germany (33.6), Slovakia (34.4) and Czechia (31.5), and ahead of Hungary (18.2), Spain (16.4) and Portugal (15.7). Residential construction intensity was considerably higher in Finland (62.8), Poland (55.2) and France (52.8).

YIT Czechia has launched Kattila Kamýk, a residential project in the Praha 12 district of Prague, where construction began in February 2026 and is expected to complete in autumn 2028. The ten-storey building rises on the site of a former heating substation belonging to Pražská teplárenská, which has been replaced by a modernised facility. The project was designed by studio Hlaváček a partner and features Scandinavian-style architecture with a façade enlivened by climbing plants.

ZEITGEIST Asset Management has obtained a BREEAM In-Use "Very Good" certification for its HOME by ZEITGEIST Górskiego rental estate in the Oliwa district of Gdańsk. The scheme, completed in 2022, comprises 203 two- and three-room apartments ranging from 35 to 68 sqm across four buildings at ul. Górskiego 6, 8, 10 and 12. The certification was managed by property manager MVGM in cooperation with the ZEITGEIST team and represents the first PRS project in the company's Polish portfolio to undergo this type of in-use assessment.

Developer Crestyl has obtained a building permit for its Nová Amerika residential project in the Nové Sady district of Brno. The company is finalising the selection of a general contractor and expects construction to begin before the end of this year. Completion is anticipated by mid-2029, with total investment exceeding two billion CZK.

Atenor has obtained a building permit for BakerStreet II, a 280-unit residential development in Budapest's 11th district. The project will comprise three buildings with approximately 26,700 sqm of residential space, arranged around a landscaped courtyard with green areas and shared amenities.

Fond Českého Bydlení SICAV, a fund specialising in residential rental housing, is launching a retail sub-fund that opens its investment strategy to a broader group of individual investors. The minimum investment is CZK 500, with an expected average annual return of around 6–8%. Since 2024, the fund has increased the value of its real estate portfolio fivefold to CZK 2.7 billion, and following the completion of a current acquisition, the portfolio is expected to approach CZK 3 billion. The number of residential units under management has grown to 1,100, while the number of investors has risen by almost 80% to 1,660. Investors who have been with the fund since its establishment in 2018 have seen a cumulative return of 84.18%.

Slovak developer Lucron is launching sales of 209 flats in the northern section of its Nesto project in Bratislava's Petržalka district. The new phase, called Nesto Alej, comprises four low-rise residential buildings set in direct contact with green open land. It is the first residential project in the northern part of the site, where a retail park, sports facilities and a zone offering employment opportunities are planned in the coming years. Work on connecting the Nesto neighbourhood to motorway D2 is also set to begin before the end of this year.

In Bratislava, 715 new apartments were sold in the second quarter of 2026, with a total value of €245 million, representing a year-on-year decline in demand of 10.6%. The average achieved sale price of new apartments reached €5,432/sqm, marginally exceeding the average asking price of €5,427/sqm for the first time on record. In the regions, prices of existing apartments rose by 11.4% year on year to €2,730/sqm, while the rental market in the capital remained largely stagnant, with annual rent growth of just 1.9% to €15.3/sqm.

Christie's International Real Estate is entering Poland through a new affiliate partnership with Vilea Property Boutique, a Warsaw-based brokerage. Vilea will serve as the brand's exclusive representative in Poland, extending Christie's International Real Estate's presence across Central and Eastern Europe, where it also operates affiliates in Austria, Bulgaria, Croatia, the Czech Republic, Estonia and Slovakia.

Czech investment group AKIPIA is joining the Roma Tower project in central Warsaw, developed by BBI Development and Liebrecht & wooD. The 170-metre tower, conceived as a Branded Residence with interiors designed by Italian studio Pininfarina, will comprise 48 above-ground floors, six basement levels and 357 apartments, along with a private cinema, recreational areas and a wellness zone with a 25-metre pool.
