Public sector to rescue Warsaw’s office market

The public sector and state-owned firms more than doubled their share in office take-up in Warsaw in Q1-Q3 2020 compared to last year. Warsaw’s office market sees a rise in lease renegotiations

238,300 sqm of office space was delivered to the Warsaw office market in the first three quarters of 2020, reveals Cushman & Wakefield. Due to the worsening sentiment of market participants, prime headline rents edged down by €0.25/sqm/month, standing at €23.75/sqm/month in the centre and at €14.75/sqm/month in non-central locations.

1.2 million of office space remains empty in Poland

During the first nine months of 2020, developers completed over 530,000 sqm of office space in Poland: 231,600 in Warsaw and 305,000 sqm in eight major regional markets (Kraków, Wrocław, Tricity, Poznań, Łódź, Katowice, Lublin and Szczecin). Due to the new supply and moderate demand, more than 1.2 million sqm of office space is now available. Axi Immo presented the latest data for the Polish office market as at the end of the third quarter of 2020.

BCR to sell landmark office building in Bucharest

Romanian lender BCR, part of Austria’s Erste Group Bank, has reportedly reached an agreement to sell the Bucharest Financial Plaza office building on Calea Victoriei that served as the headquarters of defunct state lender Bancorex.  The buyer is a German investor and the details of the deal will be announced in early December, Economica.net reports.

Office vacancy rate expected to grow across CEE capital cities

The 12-month rental outlook for both prime and secondary CBD offices is stable in Bucharest and Budapest and negative in Warsaw. In Prague, the outlook is negative for prime assets and stable for secondary assets. The vacancy rate is expected to increase over the coming year in all of the four capital cities. Occupier conditions are currently neutral across the region, with Bucharest and Budapest expected to become tenant markets over the next 12 months, according to Colliers International.

New leases

  • International retailer MR.DIY has joined the tenant mix of the Plejada Shopping Centre in Sosnowiec. Its new 700 sqm store will significantly enhance the shopping centre’s offering of household products and everyday essentials. Cushman & Wakefield is responsible for the leasing and comprehensive management of the property.
  • Hotspot Workhub, the flexible workspace operator, has renewed and expanded its presence within The Mark office building, owned by CPI Property Group. The lease deal for 2,550 sqm was brokered by iO Partners Romania.
  • Foundever has doubled its footprint to 3,500 sqm within the Bucharest-based Campus 6.3 office building, owned by CPI Romania. Cushman & Wakefield Echinox brokered the deal.

New appointments

  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
