Skanska has signed a lease agreement with Polish e-commerce platform Allegro for about 26,000 sqm of office space and 177 parking lots in the third office building in the Nowy Rynek mixed-use project in Poznań, Poland. The tenant will move in in Q2 2021. With this lease, the building is now 87% occupied.


This is the largest transaction in the history of the Poznań market. With this deal completed, Allegro has taken a total of 44,300 sqm of office space in 2020, which marks one of the largest lettings in Poland (apart from the headquarters in Poznań, the company has leased 16,200 sqm of new offices in the Norblin Factory in Warsaw and ​​​​2,100 sqm in the Lubicz Business Centre in Kraków). The tenant was represented during the negotiations of all the lease agreements by international real estate advisory firm Cresa, with legal support from the KM Partners Komorowska Michaliszyn law office. SQMetre was responsible for project management.

“Allegro commenced the relocation processes more than two years in advance, which gave us time to carefully review offers, to tailor lease conditions to our client’s needs, and to safeguard their interest, including an expansion option. All the new offices boast well-connected locations, large floorplates, and multiple employee amenities,” says Artur Sutor, Partner, Head of Office Department, Cresa Poland.

“The transaction with Allegro is the second-largest new lease agreement on the Polish market in 2020, just next to our June transaction with the PZU Group,” says Arkadiusz Rudzki, Executive Vice President of Leasing & Sales at Skanska commercial development business unit in CEE.

Nowy Rynek is Skanska's third commercial development in Poznań, with a total usable space of approximately 100,000 sqm. The complex is in the central business district, creating a new quarter in the city of Poznań. Skanska sold the first two buildings of Nowy Rynek to Franklin Templeton Investments and Corum Asset Management.

The third building will provide about 39,000 sqm of office space. It is expected to receive several certifications: LEED Gold, Building without Barriers, and WELL Core&Shell (silver) awarded to high-quality office spaces with top safety standards that reduce the risk of disease transmission and facilitate creating healthy and safe workplaces. Construction of the third building in the Nowy Rynek office complex started in May 2019 and it will be completed in the second quarter of 2021. The premises will be handed over to the tenant in multiple phases, with the first one scheduled for June 2021.

The company will occupy nearly 1,300 sqm on the fourth floor of the building. The tenant will move into the development owned by Avestus Real Estate and Alchemy Properties in January 2027.
  • GSP Global Solutions Provider has further expanded its cooperation with CTP by leasing an additional nearly 7,000 sqm in CTPark Budapest Vecsés on a long-term basis.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
