Skanska breaks ground on office complex in Kraków

Skanska has begun construction of the first phase of its Nowy Format office complex in central Kraków, on the site of a former newspaper printing press. The nine-storey building, designated Nowy Format A1, will provide 21,400 sqm of gross leasable area and is scheduled for completion in the third quarter of 2028. The broader complex will ultimately comprise three buildings totalling approximately 48,000 sqm in the Grzegórzki district.

GEMO builds mixed-use Dornych complex in Brno

Construction firm GEMO a.s. is contributing to the Dornych mixed-use development in central Brno, a project valued at more than seven billion Czech crowns. The scheme will transform a brownfield site formerly occupied by the Prior department store into a new urban district near the main railway station. Construction began in November 2024, with completion scheduled for the end of 2027 and the opening of retail and service units expected in the following months. Approximately 1.3 billion Czech crowns has been invested in the project to date.

Newmark Polska reports shift in Kraków office demand

The first half of 2026 brought a shift in occupier demand in the Kraków office market towards the city centre, according to the "Office Occupier - Office Market in Kraków" report published by Newmark Polska. Although total take-up fell sharply compared with the same period in 2025, leasing activity recovered in the second quarter. The vacancy rate edged up to 19.0% across the city, though it stood at just 10.5% in the Centre.

The operational buildings One Victoriei Plaza, One Cotroceni Park Office (phases 1 and 2) and One Tower are fully leased, while One Technology District, developed for Infineon Technologies, is fully leased under a 15-year agreement. One Gallery, nearing completion, is fully pre-leased. Together, the modern office spaces total more than 140,000 sqm of gross leasable area.

AXI IMMO reports growing divide in Kraków office market

Kraków's office market recorded lower occupier activity and limited new supply in the first half of 2026, according to AXI IMMO's latest report. Gross take-up totalled 73,000 sqm, a 58% year-on-year decline, while net take-up reached 36,000 sqm, down 27% year on year. Manufacturing companies accounted for the largest share of demand at 31%, followed by the financial sector at 20% and IT companies at 15%. The largest transaction was a new lease signed by Brown Brothers Harriman for 13,700 sqm at WITA C, with Akamai renewing at Vinci Office Centre (5,400 sqm) and PepsiCo renewing and expanding at Brain Park A (5,400 sqm).

Warsaw office market tightens as landlords gain upper hand

Record demand and a decade-low level of new construction have fundamentally shifted the balance of power in Warsaw's office market. In the second quarter of 2026, leasing volume exceeded 280,000 sqm, one of the strongest quarterly results on record, while net take-up surpassed 134,000 sqm. The previous quarter had already set an all-time high, with 310,000 sqm of lease agreements signed between October and December 2025. Against this backdrop, just over 140,000 sqm of office space is currently under construction in Warsaw, the lowest pipeline in more than a decade, and Walter Herz estimates that fewer than 30,000 sqm of new space will be delivered by the end of 2026.

JTRE secures anchor tenant for Bratislava project

Developer JTRE has announced that Tatra banka Group will relocate its headquarters to Pribinova 1, an eight-storey office building under development in the Eurovea City district of Bratislava. The building will offer more than 20,000 sqm of leasable office space and nearly 2,000 sqm of retail space, and is designed to serve as a connection point between Bratislava's historic centre and the Danube waterfront.

New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
