AFI and Echo Investment have signed a lease for approximately 20,000 sqm across 11 floors of AFI Tower in Warsaw with PwC Polska, described as the largest office leasing transaction in Poland so far this year. PwC will become the anchor tenant of the 150-metre, 40-storey tower and plans to relocate its Warsaw office there in early 2029. The building is the tallest element of the Towarowa22 mixed-use development, which is being delivered by AFI, Echo Investment and Archicom and combines office, residential, retail and leisure uses.

GTC has renewed a lease agreement with an international bank at Advance Business Center in Sofia, with the tenant also expanding its footprint to more than 5,500 sqm of office space within the complex.

Colliers has introduced Reworks, a digital platform that uses artificial intelligence to help companies optimise office space utilisation. The tool addresses declining office occupancy, rising operating costs and post-pandemic shifts in workplace patterns, and is positioned as a faster and more cost-effective alternative to traditional workplace consultancy methods.

Bratislava's total office stock stands at 1.75 million sqm, with A+ grade space accounting for 22%, grade A for 38% and grade B for the remaining 40%. No new office buildings were completed in the second quarter of 2026, though two projects are expected to be delivered in Q3: Dunaj (8,000 sqm) and Ganz House (9,400 sqm). The Bratislava Research Forum, whose members are CBRE, Colliers International, Cushman & Wakefield and iO Partners, also notes that a methodological change introduced in Q4 2025 now limits the definition of a green building to those whose certifications reflect actual operational performance, focusing on building management, resource efficiency and long-term sustainability.

Warsaw's office stock reached 6.24 million sqm in the first half of 2026, expanding by 45,210 sqm through the completion of Studio A, Vena and the refurbishment of Przemysłowa 26-26a. Ongoing refurbishments and redevelopments simultaneously reduced the total stock by more than 70,000 sqm since the start of the year. Development activity remains subdued, with almost all new office space under construction concentrated in central locations and only 3,900 sqm at Puławska 533 expected to be delivered by the end of 2026, Avison Young reports.

Westbridge Poland has advised Skanska Commercial Development Europe on procuring electricity from renewable energy sources for two office properties in Poland. Following a structured tendering process, electricity supply for the Wave in Gdańsk and Brama Miasta in Łódź was newly contracted for the 2027 supply year.

The Polish Chamber of Commercial Real Estate (PINK) has published office market figures for eight major regional markets in Poland (Kraków, Wrocław, the Tri-City, Katowice, Poznań, Łódź, Lublin, Szczecin) for Q2 2026. The data, sourced from advisory companies including Avison Young, CBRE, Colliers, Cushman & Wakefield, JLL and others, covers existing stock, new completions, take-up and vacancy rates.

Forvis Mazars, an international audit, tax and advisory firm, has leased nearly 2,500 sqm at the LIXA E office building near Rondo Daszyńskiego in Warsaw, which will become its new Polish headquarters from May 2027. The transaction leaves LIXA E 96% leased, with only one module remaining. CBRE advised Forvis Mazars during negotiations.

Sky Office Center, an A-class office building in Warsaw's Mokotów Business District, has been sold by Hines to a private Polish investor. Avison Young's investment team acted as the seller's adviser throughout the transaction.

KPMG's new headquarters, spanning more than 8,000 sqm, will be delivered on Váci Road, Budapest, in autumn 2029. Designed entirely around the requirements of the advisory and audit firm, the project is notable for WING delivering a complete office building tailored exclusively to a single tenant, a construction model that is rare in today's Budapest office market. The transaction is also the largest new office leasing agreement in Budapest so far this year.
