After the first three quarters of 2025, the Warsaw office market continues to experience constrained supply amid strong occupier activity, finds a report by BNP Paribas Real Estate Poland. Demand outstrips office availability, pushing vacancy rates down both in the city centre and in other locations across Warsaw.

Companies leased 197,200 sqm of office space in Bucharest in the first nine months of the year, with over half representing new demand. The total transacted volume during the period is 25% lower compared to the corresponding period last year, but in the context of a year without any new office deliveries, the vacancy rate dropped to 12.8%, the lowest level since Q4 2020, according to Cushman & Wakefield Echinox.

Echo Investment has signed a sale agreement for Brain Park C building. The latest phase of the Kraków-based office complex will be acquired by Greenstone Asset Management, a private equity and investment firm. The building provides 13,700 sqm of GLA and has an BREEAM rating.

Skanska has begun construction of Nowy Rynek C, the final part of a modern office complex in central Poznań. The building will be Poland's first commercial office building with net-zero CO₂ emissions at operational level and will be completely independent from the city's district heating network.

Penta Real Estate has attracted Alto Real Estate as a minority partner in its Chalupkova project in Bratislava through a joint venture arrangement. Alto will hold a 49% stake while Penta retains management control over the development and construction.

Globalworth has renewed its Access4you certification for all 16 office buildings in its Romanian portfolio, totaling almost 500,000 sqm. The recertification, conducted with consultancy services from Colliers, marks the second three-year certification cycle for the leading office investor in CEE.

Prime Holdings Group has completed the sale of its Łódź 1 project in Poland and the Science Park office complex in Budapest, Hungary. The combined transaction value exceeds €60 million.

According to the latest Savills report, the supply of modern office space in Poland's eight largest regional cities reached 6.73 million sqm. While the market shows signs of stabilisation, new supply has slowed significantly. Between January and September, only 18,000 sqm of office space was delivered - 76% less than in the same period of 2024.

The Polish Commercial Real Estate Association (PINK) published data on office space markets in eight major regional cities in Poland (Krakow, Wroclaw, Tri-City, Katowice, Poznan, Lodz, Lublin, Szczecin) for the third quarter of 2025. By the end of September, total modern office space resources in the eight regional markets reached 6,732,400 sqm.
