Passerinvest Group has begun construction of the Sequoia office building, which will rise from a former brownfield site in the strategic development area of Nové Roztyly in Prague.

The project is scheduled for completion in Q1 2028, with Passerinvest Group and Gemo as investors, with Gemo also serving as the contractor.

The 11-storey building, designed by architectural studio A8000, will offer 33,130 sqm of leasable space, including over 32,700 sqm of offices and 375 sqm of retail space. Tenants will have access to flexible space arrangements across up to 3,778 sqm of office space per floor, a canteen with café, retail space and shared meeting rooms for up to 200 people.

"We are currently building and preparing the most projects at one time in our entire business history. We are constructing two multifunctional buildings Hila and Orion at Brumlovka in Prague 4, and Sequoia represents our next completely new office project that pushes the standards of the current market," said Radim Passer, Founder and CEO of Passerinvest Group.

The project includes a rooftop terrace with greenery, relaxation zones and views of Krčský forest. The canteen with café will be connected by a footbridge to the adjacent park. Located on Prague's main cycle path, the building will feature a bike storage room with lockers and showers. Electric mobility is supported by charging stations for electric cars and sockets for e-bikes.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
