Cushman & Wakefield has been appointed property manager of Sagittarius Business House, an office building in Wrocław. The owner of the facility is Warburg-HIH Invest Real Estate.

According to new data from JLL, by the end of H1 2018, total office stock in Wrocław exceeded one million sqm. In the first half of the year, tenants signed deals for more than 58,000 sqm while the market gained another 100,000 sqm of space.

In mid-2018, Wrocław’s office stock reached 1.01 million sqm, which represented a 16% increase on the same period last year, according to Cresa. Eight new office buildings providing a total of 104,000 sqm were delivered to the market between January and June 2018. The largest office completions included Echo Investment’s 24,900 sqm Sagittarius, which was delivered in Q2, followed BZ WBK’s 17,000 sqm office building and Echo Investment’s 13,900 sqm West Link.

Skanska has opened its fifth office building in Wroclaw. The 18,000 sqm Green2Day complex’s tenants include KPMG, Ultimo, Tieto, Natek and Enel-Med. The Business Link, a coworking network, is also establishing a branch in the building.

Skanska has invested €52 million in the first phase of an office development in Wrocław, Poland. The first phase with a total leasable area of around 26,000 square meters will consist of two buildings, 15 and six stories high, with a shared two-level underground parking lot.

Regional cities in Poland are attracting an increasing number of tenants and more development activity. Cresa analysed the office markets of Wrocław, Łódź and Tricity.

LC Corp Group has chosen Knight Frank to be the property manager of Retro Office House in Wrocław. Completed at the end of March, the office building offers a leasable area of 20,700 sqm and has already been rented out almost in its entirety.

Globalworth announced the acquisition of West Link, a recently completed office property in Wroclaw, by Globalworth Poland. West Link is located to the west of the city centre and is well situated on Wroclaw's key communication arteries. It offers 14,400 sqm gross leasable area and occupancy of 100%, with an annual contracted rental income of €2.5 million and a weighted average lease length in excess of 6 years. The main tenant is Nokia Solutions & Network, which is also the main tenant at GPRE's West Gate, an adjacent high-quality office property which comprises a further 16,600 sqm.

JLL has been selected as the exclusive leasing agent for Infinity - an office scheme in Wrocław which will offer over 22,000 sqm of space. Avestus Real Estate and Tristan Capital Partners are responsible for the execution of the investment.

An opportunity fund advised by Tristan Capital Partners has acquired a site with full development rights in the centre of the university city of Wroclaw, Poland’s fourth largest city, to build circa 22,365 sqm of prime office space with ancillary retail to be known as ‘Infinity’.
