Skanska starts new development in Wroclaw

Skanska has launched the construction works of its Nowy Targ office project in the centre of Worlcaw. The building’s name relates to Nowy Targ square which is located nearby and which in the past served as the city's trading centre. The office project will provide nearly 22,000 sqm of flexible space dedicated to business with its delivery scheduled between Q2 and Q3 2019.

Echo Investment acquires loan for Wroclaw office project

Echo Investment concluded a contract with the PKO BP bank concerning an investment loan of nearly €32 million and a VAT loan of PLN 6 million. The funds will be used for the execution of the Sagittarius Business House office project in Wrocław.

PZU’s office building in Wrocław – Komandorska 12 – has been recognized with an LEED Gold certificate. The building includes systems that control water, heat and energy consumption. Furthermore, its architecture ensures access to natural daylight on 80% of floor space.

Wroclaw overtakes Krakow as most booming regional market

There is currently 1.66 million sqm of office space under development in Poland, of which 965,000 is located outside Warsaw. Historically, this is the highest construction activity registered on Poland's regional markets, JLL reports. During the first three months of 2017, companies signed lease agreements for 371,700 sqm of office space, of which 177,700 sqm was leased on markets outside Warsaw.

New office hubs on the rise in Poland

Over time, some office locations enhance their position in the eyes of tenants while others – lose popularity. The reason for this change usually results from communication infrastructure as its development can create new business regions. JLL has taken a closer look at tenants’ preferences regarding office locations on major Polish markets based on concluded lease agreements. The company focused solely on new deals – excluding renewals of already existing contracts and expansions – signed in Warsaw (in 2012 and 2016), and Kraków, Wrocław, Tri-City, Katowice, Poznań and Łódź (in 2011 and 2016).

Wrocław among top three office markets in Poland

2016 saw a total of 585,700 sqm of office space leased on the eight largest regional markets in Poland (Kraków, Wrocław, Tri-City, Katowice, Poznań, Łódź, Szczecin and Lublin). Wrocław accounted for 124,500 sqm of this overall volume. This excellent result meant that Lower Silesia's capital city was second among regional markets, after Kraków, in terms of office demand. Three regional cities take the lead in Poland

Nearly half a million square meters of modern office space was delivered to the office market in the key Polish regional cities in 2016. The leader’s position was retained by Kraków, Lesser Poland’s capital, followed by, amongst others, Wrocław and the Tri-City. According to the report’s authors at BNP Paribas Real Estate Poland, current pipeline projects will also support the high growth dynamics in 2017.

Echo Investment sells Wrocław office building

Echo Investment has sold West Link to Griffin Premium RE, a new platform created by Griffin Real Estate. The companies have just signed preliminary agreements as a result of which Griffin Premium RE will control and ultimately purchase the Wrocław-based office building West Link and invest into Echo Investment’s commercial projects in Warsaw – Beethovena and Browary Warszawskie.

Savills to manage two Wroclaw properties

Savills has been appointed by Echo Investment to manage an 16,000 sqm office building, Nobilis Business House in Wrocław. The company has also been appointed to manage the 16-storey, mixed-use Wratislavia Tower on behalf of Cinema Tower Sp. z o.o. The 20,000 sqm property officially joined Savills portfolio in December 2016.

New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
