European Logistics Investment (ELI), together with its partner Panattoni, will deliver an advanced warehouse complex in Kraków. City Logistics Kraków I, planned as a BREEAM certified, two hall facility will add to Małopolska region 37,000 sqm of logistics space. 9,000 sqm in the first building has been pre-let to InPost – the largest logistics operator in Poland.
Last year, the industrial real estate sector in Poland claimed a record-breaking share (almost 50 percent) in the total volume of transactions. Two of the most popular locations among the sector’s developers and tenants are still Silesia and its sub-region of Zagłębie. This is where a modern warehouse and office facility has been developed by 7R for No Limit, the brand which specializes in servicing the e-commerce sector.
A quarter of all modern warehouse and industrial space in Poland was transacted in 2020, says real estate advisory firm Savills in its latest report. Despite the pandemic, take-up hit record levels last year, reaching more than 5 million sqm, while Poland’s total logistics stock surpassed the 20 million sqm mark.
Panattoni has launched its latest city logistics project in Warsaw. The 18,000 sqm City Logistics Warsaw VI park will be in the city’s industrial neighbourhood. The centre is situated to serve Warsaw’s districts of Praga and Śródmieście – the central part of the city.
InPost, which owns a network of parcel lockers Paczkomaty®, will launch a new 6,000 sqm logistics centre in Prologis Park Chorzów. One of Poland’s largest logistics operators was advised on the transaction by real estate advisory firm Savills.
Over the last decade, industrial supply has more than tripled from 6.3 million sqm at the end of 2010 to almost 21 million sqm in 2020. However, this rapidly developing real estate sector is now showing signs of maturity. This is illustrated by new formats appearing especially in the largest agglomerations. An example of this is the urban warehouse segment analysed together by JLL and SEGRO in the first report of its kind, "Logistics Avenue: city logistics market in Poland".
The manufacturer and distributor of household appliances continues its cooperation with MLP Group and remains a tenant at the MLP Pruszków I logistics park near Warsaw. The company will use nearly 23.5 thousand sqm of modern warehouse space.
Panattoni has summarised its activities in the field of sustainable development. In 2020 alone, the company obtained green certificates for 2.6 million sqm of its developments as well as a BREEAM ‘Outstanding’ rating for one park with a score that makes it the greenest industrial building in the world. Panattoni’s portfolio also includes facilities with BREEAM ‘Excellent’ and ‘Very Good’ certificates as well as DGNB at the ‘Gold’ level. The developer is now taking its latest steps in this area, including introducing energy from renewable sources (RES) to its buildings and upgrading them to BREEAM certification at the ‘Excellent’ level.
The local market for logistics and industrial spaces accelerated expansion in 2020 both in terms of demand, which approached the threshold of 1 million sqm, and in terms of deliveries of new spaces, which reached an area of 649,000 sqm, both indicators reaching new records, according to real estate consulting company Cushman & Wakefield Echinox.
In 2020, demand for warehouses reached a record 4.8 million sqm, with supply expanding by more than 2 million sqm. Almost 1.9 million sqm remained in the under construction pipeline. Advisory firm JLL summarizes the situation on the Polish industrial market at the end of 2020.
The Wola Center office building has two new tenants. Instytut Monitorowania Mediów will take 900 sqm and Moovin, interior finishing company leased 300 sqm. Both deals were signed for 5 years. Wola Center is owned by Hines Polska.
Sinsay will open a 1,500 sqm store in Funshop Park in Roşiorii de Vede this year. The retail park is the first of six projects under the Funshop Park brand, developed by Polish company Scallier, to open in Romania.
ELKO Romania relocated its activity in CTPark Bucharest where it rented a storage space of 1,800 sqm. The transaction was brokered by Dunwell.
New appointments
Olga Szczęsna has joined JLL Poland's Office Agency Department, where she has taken up the position of director. Olga will be responsible for the commercialization of buildings from the Patrizia portfolio, including N21, Metron and G9, as well as the Central Point building, currently under construction in the centre of Warsaw.
JLL Romania consolidates its industrial team by recruiting Ciprian Sîrbu in order to provide Supply Chain services on the local market. Ciprian Sîrbu has over 10 years of experience in logistics, e-commerce, and industrial supply chain, completed by 7 years in which he worked in the IT field. His role within JLL is to provide advice to customers in streamlining the supply chain like the need for such services increases.
