Polish food producer and wholesale and retail supplier Janex has leased approximately 11,700 sqm of new space at MLP Pruszków II. The company will launch its second, and simultaneously twice as large, facility in the new building at this logistics park. According to the plan, the tenant can use the additional space starting in April 2026.

Developers remain hesitant to build warehouses speculatively in locations near Warsaw. Meanwhile, companies looking to expand there expect greater choice and flexibility in negotiations. This impasse is likely to be broken by projects now breaking ground in the region, according to experts from the Industrial and Warehouse Department of Newmark Polska.

Panattoni announces a partnership with Merity fund, an investment entity specializing in premium logistics properties. Together, they will extend Panattoni Park Warsaw North III by 53,000 sqm.

P3 Group S.à r.l recorded a 17% increase in NOI to €493 million (2023: €423 million), attributed to portfolio expansion and increasing rent levels. On a like-for-like basis, NOI rose by 5%, driven by lease indexation and strong re-leasing spreads, with new effective rents averaging 21% higher when compared to prior leases on the same space. An enhanced EBITDA margin of 85% was achieved.

Sarantis Polska, cosmetics and household goods manufacturer and distributor, is moving to a new facility within the MLP Pruszków Iogistics complex near Warsaw. At the same time, it will expand its current space by 35%, reaching over 24,000 square meters.

Poland’s industrial and logistics real estate sector remains stable, continuing to be one of the key segments of the commercial property market both nationally and across Europe. In 2024, the volume of investment transactions involving warehouse assets totalled €1.26 billion, while take-up remained at 5.8 million sqm (+4% y-o-y). Although developer activity decreased by 30%, new supply (2.6 million sqm) returned to pre-pandemic levels, with 1.8 million sqm still under construction. The sector has shown stability regarding vacancy rates (7.5%) and rental levels, which have remained consistent with the previous year, says Axi Immo in its latest report.

Fabryka Mebli Akord is relocating its main warehouse to the modern logistics center MLP Teresin (central Poland). The decision to choose this location was driven, among other factors, by the possibility of high storage, which will enable the optimization of logistics processes and further development. Fabryka Mebli Akord will gain full access to the facility at the beginning of September this year. The tenant was represented in the transaction by AXI IMMO.

At the end of 2024, Jakub Leszczyński, was appointed to the role of Transaction Director at Accolade. In his new position, Jakub is responsible for the comprehensive management of transactional processes, including project financing and refinancing, the selection and structuring of development processes, and the acquisition of warehouse projects. One of his significant achievements since assuming this role has been executing one of the largest green refinancing deals in Poland, valued at €180 million.

Panattoni is expanding Panattoni Park Zgierz near Łódź (central Poland) with a new 70,000 sqm phase. An undisclosed drugstore chain has leased 50,000 sqm of the space, making the complex a key distribution hub for its operations in Poland. Following the expansion, the park will reach a total size of 120,000 sqm.

7R will deliver two more buildings for InPost – the leader in logistics services and owner of the Paczkomat parcel locker network. The two projects, totalling 20,000 sqm of warehouse space, are being developed in Pomerania: at 7R Park Gdańsk IV and 7R Park Słupsk.
