PRS in Poland seems to be pandemic-proof

The development of the Private Rental Sector (PRS) in Poland could have been faster, but it is constantly being slowed down by high demand in the residential market. Developers are not interested in selling the whole building to investment funds, because margins and profits are bigger with sales to individual buyers. However, their faith in high returns and great growth potential of Polish rental market is shared also by developers, which are constantly coping with a lack of good plots permitted for residential development in spatial plans. And buildings with services, like senior and student housing or apartments to rent as a service can be constructed almost everywhere.

Hungary’s residential transaction volume drops by 12% in 2020

10,354 residential property deals were closed in Hungary in December 2020, according to the latest monthly transaction estimate by real estate group Duna House. This marks a 2% growth over December 2019. 131,460 transactions were closed in total last year, marking a 12% year-on-year decline.

Nexity sells 100 apartments in Warsaw to a Dutch fund

Nexity has announced that sales of apartments in its latest investment in Warsaw - La Praga in Radzymińska St. - has come to an end. The transaction has been sealed by a contract made with a Dutch investment fund Van der Vorm Vastgoed, which acquired all available apartments (more than 80% of apartments in the real estate property). The fund declares that they will be available for long-term rental.

New leases

  • DevHub, a Romanian software development company, has solidified its presence in the Romanian market by opening two new offices, with a total area of over 1,000 sqm, located in the office buildings within the mixed-use projects Iulius Town Timișoara and Palas Iași, developed by Iulius.
  • ELI Parks has signed an agreement with Quehenberger Logistics for the lease of 1,703 sqm of warehouse space and 56 sqm of offices within the ELI Park Bacău project.
  • Cushman & Wakefield has appointed Szczepan Gowin to head its Industrial & Logistics Agency in Poland. He has over 15 years' of international experience in logistics and supply chain management.

New appointments

  • Romanian developer Redport has appointed Sorin Ioan Blaga as COO. In recent years, Blaga has served as CEO of Liebrecht & wooD Romania, managing real estate developments with a combined value of several hundred million euros, and as COO & Co-CEO of The Concept Group.
  • From mid-October, László Csapó will take up the position of Director of Business Development at Danubius Hotels Zrt. He succeeds Andrea Róna, who had held the position since 2022.
  • Cushman & Wakefield Echinox has named Gabriel Vințe as Business Development Manager within the Project & Development Services (PDS) department. He will also oversee the business line dedicated to sustainability services. Vințe has over 21 years of experience gained in renowned companies across sectors such as financial services, retail, residential, and consultancy.
