A joint venture of AYA Properties Fund, a Belgium-based real estate investor focused on Central and Eastern Europe, and Curtis Group, a Polish family-owned company with a 40-year investment track record, has completed the acquisition of Chmielna 13A, also known as Diana, a fully let mixed-use building in central Warsaw. The property was acquired from CPI Property Group and marks AYA's third investment in Warsaw, following the acquisitions of Metron in 2024 and Sienna Center in 2026.
Completed in 2005, Chmielna 13A offers approximately 5,800 sqm of rentable area comprising 46 apartments, 1,400 sqm of office space, 500 sqm of retail and 24 underground parking spaces. The office space is occupied by the Goethe-Institut, the cultural institute of the Federal Republic of Germany, while the ground-floor retail units are let to Warsaw food and beverage brands Mąka i Woda and Supperlardo. The residential portion is let under a long-term lease to an international serviced apartments operator.
Situated on Chmielna Street next to Plac Pięciu Rogów, the property lies midway between Nowy Świat and Marszałkowska. Centrum metro station is within walking distance, Warszawa Śródmieście station provides a direct rail link to Chopin Airport, and Warszawa Centralna is reachable on foot in around 15 minutes. Following the acquisition, the joint venture is carrying out a light refurbishment of the apartments and common areas, reconfiguring the existing 46 units into 56 serviced apartments.
