According to Cresa Poland, the office market in Poznań is heading towards achieving supply-demand balance. Within one year, office stock in Poznań increased by almost 11% and amounted to over 580,100 sqm by the end of March 2020. The average annual growth rate for this market in the years 2012–2020 was at the level of 11%.

Panattoni has started the implementation of two sorting plants for DPD Polska. They will be built as part of Panattoni Park Gdańsk Airport and Panattoni Park Poznań X, each of which will have an area of approximately 3,600 sqm. The tenant will start operating in spring 2021.

In 2019, Poznań saw its total office stock expand by nearly 18% to 564,800 sqm following the delivery of ten office projects totalling 85,700 sqm. Cushman & Wakefield has summarised last year on Poznań’s office market.

M7 Real Estate has sold three assets in Poland, on behalf of an M7 vehicle, PVBRI. Two office buildings in Poznan has been sold to local investors, while a shopping centre located in Zgorzelec has been acquired by DL Invest Group.

RF CEE Real Estate SCA SICAV – RAIF, an investment fund owned by the Polish Reino Capital and Australian Corvala, has bought the Malta House office building in Poznań. Avison Young represented the seller in the transaction.

A second building with 27,000 sqm, of which 9,500 sqm will be taken up by DSV Road, will be erected at the existing Panattoni Park Poznań IV. Following the extension, the park will total 62,000 sqm, and in the future will reach its target size of 87,000 sqm. 

Apsys has refinanced the Centrum Posnania retail asset with a 10-years maturity, €300 million senior loan from Allianz - completed by Allianz Real Estate on behalf of several Allianz companies - and that it now owns 100% of the 100,000 sqm property in Poznan, Poland.

Savills has been appointed an office and retail leasing adviser for Okrąglak and Kwadraciak, two of the most iconic buildings in Poznań.

Adventum International, a Malta-based boutique investment fund manager with a partial Hungarian background, has acquired the 18,000 sqm Poznan Financial Center from Peakside Capital Advisors. The purchase price was not disclosed.

Panattoni Europe is building 90,000 sqm of space across three parks the outskirts of Poznań – in Jaryszki (Panattoni Park Poznań VII), Komorniki (Panattoni Park Poznań IV), and Swadzim (Panattoni Park Poznań IX), with 200,000 sqm more planned. The developer is also investing in Cuiavia-Pomerania. Construction works at Panattoni Park Toruń II with more than 62,500 sqm are about to start in the coming July. The distribution centre will be put into operation as soon as Q1 2020.
