The latest Savills report highlights Poland as an emerging logistics powerhouse, particularly considering recent geopolitical and economic changes. With its strategic location and rapidly expanding infrastructure, Poland is becoming a logistics and production hub for markets in Western Europe and Scandinavia, attracting investors and global corporations that are diversifying risk and shifting operations from Asia to Europe.

CEE is one of the most promising locations for e-commerce, according to the latest report from Cushman & Wakefield. In addition, data from Cushman & Wakefield shows that Poland accounts for over half of the turnover reported in the CEE region. The growth outlook for the Polish e-commerce sector is even more positive, as logistics costs in Poland - which are strategically important for e-commerce - are 18% lower than in the Czech Republic and 50% lower than in Germany.

Panattoni has been awarded a green loan from Berlin Hyp AG worth €74.34 million. The financing is for a logistics centre in Bydgoszcz.

CTP has announced its sixth manufacturing and logistics investment in the Warsaw region, CTPark Warsaw Nowy Konik. This new industrial and logistics park will include four warehouses with a total area of over 76,300 sqm, and construction is scheduled to start in the first quarter of 2025.

P3 Logistic Parks and Orlen have signed a lease agreement for nearly 24,000 sqm of warehouse space at P3 Piotrków Park, in Poland.

Panattoni has completed a BTS development for an international client. A new factory was built in Świdnik for Trilux, the producer of professional lighting from Germany. The 23,000 sqm plant is the company’s first manufacturing facility in Poland.

Cushman & Wakefield has summarised the third quarter of 2024 on the largest office markets in Poland. Office take-up in key regional cities remained on par with the figures recorded in the same period in 2023, signifying stability on the office rental market. Meanwhile, stagnation on the supply side, coupled with limited construction activity, is likely to push vacancy rates down in the future.

According to a report published by Newmark Polska, despite an observed slowdown in occupier and developer activity, the European warehouse market continues to expand and is searching for a new equilibrium point. Green solutions are increasingly making their way into both warehouse facilities and logistics operations. Despite the challenges facing the warehouse sector across the European Union, this market shows strong growth potential, particularly in regions capable of adapting to new trends concerning both tenant needs and new regulations.

The European Bank for Reconstruction and Development has issued a €100 million loan to the Polish subsidiaries of Vantage Development, a residential-for-rent developer and operator, ultimately owned by Germany’s TAG Immobilien.
