In an era of unprecedented economic challenges, real estate investors are reimagining their approach to building robust and adaptable investment portfolios. At yesterday’s Future of Real Estate 2025 conference in Warsaw, leading investment professionals from across CEE shared their insights into creating sustainable investment strategies that can weather market volatility.

The European Bank for Reconstruction and Development (EBRD) has extended an additional €25 million loan to Resi4Rent, Poland’s largest institutional rental housing platform, bringing its total investment in the company to €100 million. This funding aims to support Resi4Rent’s expansion across Poland, addressing the country's housing shortage and promoting sustainable development.

Shell has renewed its lease at the DOT Park office complex in Kraków, signing for over 22,800 sqm across three buildings. The deal is the largest office lease in Poland in the first half of 2025 and the biggest single office transaction ever recorded in Kraków. Shell has operated at DOT Park since 2015, where its business operations centre employs more than 5,000 people.

As of 28 May 2025, Małgorzata Czaplicka has been appointed President of the Management Board of GTC S.A. She takes over from Gyula Nagy, who served as President of the Management Board since August 2023.

7R is embarking on the development of a huge (230,000 sqm) technological and production hub in Nowa Huta. The initial phase, involving soil remediation, is underway, with construction expected to commence later this year.

In the Warsaw office market, tenants remain active and continue to seek offices in central locations despite the decreasing volume of newly delivered space. According to the BNP Real Estate Poland latest report, the current situation is influenced by the low supply of completed projects at the beginning of this year and planned investments in the coming years. Additionally, the decline in the vacancy rate translates into limited availability of space for tenants.

Construction work is underway on the 5-star Mearl Hotel in Kołobrzeg on the Polish Baltic coast. The hotel, which is being built right on the beach, will be one of the most luxurious offerings in Pomerania, with 369 high-standard rooms, a spa centre and a range of premium solutions such as a designer club, a cigar smoking room and a sky bar overlooking the sea. The planned opening date is mid-2026.

Ligentia, a leading provider of supply chain technology and services, is continuing its growth in Prologis Park Poznań II. Following the signing of a new lease agreement, the company has expanded its leased space by almost 18,000 square meters, reaching a total of 41,000 square meters in one of Prologis’ key logistics parks in the region. 

Panattoni has completed construction and handed over a manufacturing and logistics facility to Valmet Automotive - a supplier of roof and kinematic systems for the automotive industry. The investment, realised in a build-to-suit (BTS) format, expands the existing factory in Żary. 

Over the past five years, public institutions have leased more than 400,000 sqm of office space in Poland’s key markets, primarily in Warsaw. However, due to their specific nature, state institutions are not typical tenants. As a result, finding the right space and negotiating lease terms can sometimes be a time-consuming and complicated process, according to Marcin Kowal, Associate Director, Office Department, Newmark Polska.
