Peakside Capital Advisors is preparing to launch a warehouse project within the Tricity metropolitan area. The urban logistics park will be located in Przejazdowo, near the Gdańsk Wschód interchange, which connects the S7 expressway with Gdańsk city centre. The scheme will comprise two warehouse facilities with a total area of over 20,000 sqm, offering units starting from 1,700 sqm. Completion is scheduled for summer 2026.

According to a report published by Newmark Polska, during the first quarter of 2025, Poland’s regional city office markets (Kraków, Wrocław, Tricity, Katowice, Poznań, Łódź, Lublin, Szczecin) saw stable occupier demand, with lease regearing prevailing amid growing expansion activity. Office availability remained at a significant level. Limited construction activity concentrated in three cities – Kraków, Poznań and Wrocław – which accounted for 68% of the total development pipeline.

Romania has elected a new president in a landmark vote, with independent and pro-European candidate Nicușor Dan defeating far-right rival George Simion with 54% of the vote. The result marks a major political shift, as neither of Romania’s traditional parties advanced to the final round. In Q1 2025, the total modern office stock in Poland’s regional markets reached approximately 6.77 million sqm. During this period, new supply was limited, with only one office project completed - Dymka 188 in Poznań, offering 2,400 sqm of space, says Avison Young. 

According to the latest report by Newmark Polska, Poland’s total warehouse and industrial stock topped 35 million sqm in the first quarter of 2025. Meanwhile, with over 5.25 million sqm of warehouse space, Lower Silesia overtook Central Poland, securing third place among Poland’s largest regional markets. Availability in existing warehouses reached nearly 3 million sqm - the highest volume of vacant leasable space in the Polish market's history. That said, the overall vacancy rate edged up by just 0.3 pp year-on-year.
